      <description>&lt;P&gt;As a user I can add bank accounts to frequently used accounts however only an Administrator can add and update frequently represented parties.&amp;nbsp; Surely this could be done by a user rather than just the administrator?&amp;nbsp; This would be especially handy when a client changes their address or email address and you need to amend it.&lt;/P&gt;</description>

      <description>&lt;P&gt;from a FI perspective , when searching for the invite as mortgagee on title, as an additional step we have to create a new workspace to validate the title reference and we often find that as mortgagee on title, we have not been invited into an existing workspace. I would like the option from that screen being added into PEXA to send a conversation to the other parties to invite in the mortgagee on title. This would save us having to phone the proprietor on title's solicitor participant, only to find in some cases PEXA inputting is being managed by their agent &amp;amp; this is causing delays. The option of being able to generate a conversation would save time. Otherwise PEXA should allow the mortgagee on title to be able to join in the existing workspace directly as the mortgagee on title details are already established.&amp;nbsp;&amp;nbsp;&lt;/P&gt;</description>

&lt;P&gt;Unfortunately, the PEXA Digital Certificate software is not yet available for most mobile devices (windows-mobile but not-yet available windows in S-mode via MS Store,&amp;nbsp; or chrome-os could be a different story)...&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;As far as I know, the OS used, needs to support (a)Digi Certificate Software, (b)Browser extension, and (c)Signing application.&lt;/P&gt;

Our technology keeps getting better, and we can now do everything with our phones. The phone I had a few years ago was useless, but the one I have now can do everything my PC can. I know a website where you can edit PDF documents and put a digital signature on your documents.       <description>&lt;P&gt;Bank's are accepting the date and time for settlement and then, with no communication to the relevant party, are not signing off on time.&amp;nbsp; This causes the solicitor/conveyancer additional work and stress which filters down to their clients - the bank's customers are put at potential physical and financial risk due to the bank's lack of care, diligence and communication.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Today I had a settlement due at 2.30pm, though my client's additional funds were available in their account for over a week the bank did not transfer them for settlement until 3.40pm - an hour and 10 minutes after the due settlement time.&amp;nbsp; Simultaneously, the vendor's discharging, though they have uploaded documents, accepted time and date for settlement and uploaded the payout, have not at 4.12pm, signed off notwithstanding the Solicitor for the vendor chasing them on several occasions requesting they do so.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;This mindset for banks is not going to change unless the banks are held accountable for the delays and as it seems they only care about money, similarly to a purchaser being the cause for a delay of settlement, the banks should be charged an or half hourly rate for each delay caused by them over the agreed time.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Extremely annoyed and frustrated at the lack of care and integrity of our banks&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Leah&lt;/P&gt;</description>

As mentioned, most practitioners wouldn't have a huge number of unread messages, so just indicating that something is there without having to poll the exact number is likely to be 80% helpful to the majority, who don't want to have to click in to that screen just to see if there's anything that needs their attention.&lt;/P&gt;</description>

      <description>&lt;P&gt;Hi,&lt;/P&gt;&lt;P&gt;So this well-known issue is arising again, and I would like to find out, please if there is any progress on resolving this issue?&lt;/P&gt;&lt;P&gt;8 June 2020 is a public holiday in many states, but not in Queensland.&amp;nbsp; However, as the Reserve Bank chooses to close its doors on a day that is NOT a national public holiday, us Queenslanders are prevented from affecting settlements in PEXA that day.&lt;/P&gt;&lt;P&gt;I understand PEXA is not causing the problem, but I am hoping PEXA power and ingenuity can persuade the Reserve Bank to represent the whole country and only close their doors on national public holidays, allowing all states to benefit from electronic settlements all the time.&amp;nbsp;&lt;/P&gt;&lt;P&gt;I think it will be impossible to mandate electronic conveyancing in QLD if it is not going to be available during&amp;nbsp; all QLD business hours.&lt;/P&gt;&lt;P&gt;Regards,&lt;/P&gt;&lt;P&gt;Annelie&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;</description>

      <description>&lt;P&gt;I act for a mortgagee and do quite a lot of discharges where our client is being refinanced. The incoming bank will send the PEXA invite with a settlement date nominated but still "pending" from their side as below:&lt;/P&gt;&lt;P&gt;&lt;span class="lia-inline-image-display-wrapper lia-image-align-inline" image-alt="Capture2.PNG" style="width: 999px;"&gt;&lt;img src="https://community.pexa.com.au/t5/image/serverpage/image-id/5492iF0A958FB1076980F/image-size/large?v=1.0&amp;amp;px=999" role="button" title="Capture2.PNG" alt="Capture2.PNG" /&gt;&lt;/span&gt;&lt;/P&gt;&lt;P&gt;My issue is that if I don't accept that settlement date and the date is subsequently accepted by the incoming mortgagee, I don't receive any notification. This creates issues as I have to keep going back into the workspaces to see if settlement has been accepted by the incoming so I can book settlement and order the payout with my client (obviously this is not productive). Alternatively I have to accept the settlement date and order the payout only to have the incoming advise they're not ready (usually once payouts have been provided) and push settlement back (again not productive).&amp;nbsp; Is there anyway that notifications can be tailored to individual needs so that I can receive notification once &lt;STRONG&gt;any&lt;/STRONG&gt; party accepts the settlement date instead of just &lt;STRONG&gt;all &lt;/STRONG&gt;parties as it is now?&amp;nbsp;&lt;/P&gt;</description>

      <description>&lt;P&gt;Hi, we have had a couple of instances when the bank is not communicating in the Conversations tab. A settlement occurred late last week (and delayed) where the discharging bank had accepted the Pexa Invite but did not load the discharge of mortgage. I asked the Vendor's Conveyancer to please call the bank as something does not add up. There was a linked-financial and it had appeared that the discharging bank had completely missed that they had to still prepare the discharge of mortgage for the security swap. If the Vendor's Conveyancer will only communicate through Pexa and refuse to call, is there a set up response in Pexa that can generate an automatic response that Communication has not been responded? &lt;P&gt;However, I can see that when you're invited into a workspace to withdraw a caveat, only the caveator is listed and not the vendor. I'll add this to our to-do list.&lt;/P&gt;

&lt;P&gt;The Practitioner could be offered to opt-in to re-applying their signature or merely a notice if 3rd party-line destination changes.&lt;/P&gt;
&lt;P&gt;The POT merely needs to ensure they balance with their own Statement of adjustments to Buyer and don't really care if the IP changes the 3rd party destinations. Especially after they have signed off.&lt;/P&gt;</description>

This can cause issues when we are Incoming Mortgagee as a part of a Settlement workspace and we are unable to confirm whether&amp;nbsp;the nominating party&amp;nbsp;has elected to&amp;nbsp;retain control of the title or give up control. &amp;nbsp;We have had instances that we have discovered at&amp;nbsp;the time of settlement for the subsequent sale of properties that the control of the title lies with the previous vendor's solicitor or Bank. This has occurred as they have inadvertently elected to retain control after the previous &amp;nbsp;transaction. If we were able to view the nomination in the original settlement we could avoid having to go back to the previous vendor's solicitor (potentially years after a settlement) to get them to nominate the title to the workspace.&lt;/FONT&gt;&lt;/P&gt;

      <description>&lt;P&gt;The conversation button in PEXA does not work because the banks don't appear to be monitoring work spaces even though it is settlement day. A hotline number where you remain on hold for an eternity is also not good enough when the settlement time slot keeps rolling over. Imagine if we did not accept the settlement date until one hour &lt;STRONG&gt;after&lt;/STRONG&gt; the proposed settlement time? We would be called negligent, incompetent and irresponsible. It's simply not good enough. In this day and age why is it so hard for banks to do what they need to do so the system can work smoothly. If they don't have enough staff, well employ some. I am wasting my valuable time chasing up banks to do what they are suppose to do and the clients get cranky with me because I can't give them an explanation as to why their matter has not settled because there's nothing coming back from the banks. Maybe there should be a penalty imposed on the banks when they don't meet their own targets, ie $20 paid to the customer every time settlement is delayed because the bank is not being proactive or, if they are being proactive, failing to communicate this with the other party.&lt;/P&gt;</description>

      <description>&lt;P&gt;Ever thought about adding an 'Accept Settlement Date' to the options in the conversations? Currently when you view a conversation you can "Reply", "Mark as Read" or "View". A lot of the conversations are simply the other parties changing the settlement date. It would be so handy and reduce time if you could simply click the action cog and click 'Accept Settlement' rather then going into view the workspace. Just an idea.&amp;nbsp;&lt;/P&gt;</description>

      <description>&lt;P&gt;Speaking to our local Council today and we were advised that Councils would appreciated a further generic destination for additional fees e.g. Legal Fees on Debt Recovery, Sundry Debtors, Trade Waste Collection, Curb and Guttering Fees.&amp;nbsp; Payments made to such generic destinations should also include the property number for council's reference and have provision to stipulate which fee is being paid.&amp;nbsp; This would be appreciated by Councils as at present the only payment destination available for such additional fees is "water rates" involving Councils then having to journal such payments into the appropriate other accounts within their ledgers.&amp;nbsp; BPay details will need to be added,&amp;nbsp;&lt;/P&gt;</description>

&lt;P&gt;In a&amp;nbsp;discharge of mortgage involving "Financial Settlement" when we fill in the Financial Settlement Statement there is PEXA and lodgement fees to pay and we will need to fill in a source for those. The dropdown box only gives us the option of selecting Trust Account.&amp;nbsp; For discharges the fees are not significant so we don't typically get funds in trust upfront.&lt;/P&gt;
&lt;P&gt;Our questions:&lt;/P&gt;
&lt;OL&gt;
&lt;LI&gt;Can we use our linked office account instead of trust account as the source funds to pay PEXA and lodgement fees?&amp;nbsp; Or is Trust Account the only choice we have? This is where we have been told different answers. The above answer from PEXA says "no" but we have been told yes from other PEXA contacts&lt;/LI&gt;
&lt;LI&gt;If we can use our linked office account can we put a $ limit on how much can be used. Is there ability to impose a daily limit?&lt;/LI&gt;

      <description>&lt;P&gt;I have a suggestion:&lt;/P&gt;&lt;P&gt;when signing a transfer of Control Ect for VIC, on the signing page it currently only shows our own subscriber ref &amp;amp; the title reference. I suggest that the name of the subscriber selected ie: the recipient of the control (selected on the previous screen when creating the document to transfer Ect) is displayed as well as a double check security measure when signing. This change could achieve greater control/security when signing the document.&amp;nbsp;&lt;/P&gt;</description>

      <description>&lt;P&gt;When creating a Priority Notice in a Transfer workspace the system automatically pulls across the Incoming Mortgagees details from the Participants.&amp;nbsp;&amp;nbsp; Those details may not always be correct.&amp;nbsp;&amp;nbsp; For example if St George is the Incoming Mortgagee this will pull into the Priority Notice but “Westpac Banking Corporation” is actually the Incoming Mortgagee that needs to be noted and you would therefore need to update prior to saving the document and lodging.&amp;nbsp;&lt;/P&gt;

&lt;P&gt;E.g. If the account number entered was &lt;STRONG&gt;00&lt;/STRONG&gt;12345678, then &lt;STRONG&gt;0&lt;/STRONG&gt;12345678 is saved as the account number in PEXA.&lt;/P&gt;

There has been no change to the NSW statutory requirement of payment of stamp duty within 3 months from the Contract date. If completion is after this time, to avoid interest, payment should be made manually prior to settlement.&lt;/P&gt;
&lt;P&gt;Revenue NSW has however previously advised other practitioners that&amp;nbsp;once the duty assessment is done via EDR it stops interest from accruing for a period of 21 days to allow the matter time to settle and payment to reach them. You can clarify further directly with the eConveyancing team @&amp;nbsp;Revenue NSW.&amp;nbsp;&lt;/P&gt;</description>

      <description>&lt;P&gt;Today we found out that although we had stamped in PEXA and had the funds in the source tab Revenue NSW does not take this into account when the settlement date is longer than 3 months from exchange.&amp;nbsp; Interest is charged.&lt;/P&gt;&lt;P&gt;Could PEXA and OSR have a system in place so that conveyancers and solicitors when stamping and enter amounts in PEXA, that if the completion date is over the 3 month period that the stamp duty can be paid through PEXA when due therefore eliminating interest being charged.&lt;/P&gt;</description>

Are you referring to our contract settlement date, or are you referring to the date determined by SRO being 30 days from the date of lodgement of the complex assessment? Because if it is the latter, am I right in my understanding then, that should we not settle within 3 business days from the date determined by SRO (even if that is not our contracted settlement date), that the lodgement will have to be re-submitted and another 30 days wait before a new assessment?&amp;nbsp;&lt;BR /&gt;&lt;BR /&gt;For example, what if we lodge a complex duty assessment 45 days in advance of settlement? Assuming of course that by some miracle all of the below variables somehow work in our favour...:&lt;/P&gt;&lt;P&gt;1) The contracted settlement date&amp;nbsp; which is &lt;U&gt;determined by the parties&lt;/U&gt; who have &lt;U&gt;NO&lt;/U&gt; clue about complex assessments and these requirements, is more than 45 days after signing (noting we have no control over when a purchaser and vendor wishes to settle, but that there are plenty of contract signed up for 30 days or less).&amp;nbsp;&lt;/P&gt;&lt;P&gt;2) That the Vendor (who we are reliant upon to START the form &lt;U&gt;and provide an invitation to us&lt;/U&gt; to complete the form and who doesn't know the purchaser's stamping situation) does so with enough time ahead of settlement to have it completed before this cut off time for lodgement. That's not even taking into consideration if the contract has enuring conditions making the contract conditional (eg finance for 14 days or now even longer....) in which case a Vendor would not start work for a purchaser's duty transaction if the contract is at risk of not proceeding to settlement.....&amp;nbsp;&lt;/P&gt;&lt;P&gt;3)&amp;nbsp; That the duties form is&amp;nbsp;signed off by every party to the transaction, which we have NO control over, with longer than this cut off for lodgement before settlement.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;If all of this miraculously happens and we submit a complex assessment for lodgement 45 days prior to our contracted settlement date (in which case the SRO would give us a "predetermined" date of 30 days later), are you saying that if we don't settle within 3 business days of whatever date they determine, that we have to re-submit the lodgement again and wait a further 30 days? Or are we able to manually alter the settlement date to match the contract date of 45 days after the lodgement is made?&lt;BR /&gt;&lt;BR /&gt;There are SO many variables to all of this.&lt;/P&gt;&lt;P&gt;Eg, a Vendor who lives in the property who does not know their future address and can't complete the duties form until this is known. OR, any of the parties being away during the contract and unable to sign certain documents or sign the duties form. OR, a mistake being discovered in any party's contact information requiring the form to be edited and therefore re-signed by all parties. OR the complex assessment not being evident until closer to settlement. OR, the Vendor's Conveyancer/Solicitor being slack/too busy and not completing the Vendor's information and sending an invitation to us until it's already too late. OR, a contract being signed for a 30 day settlement. OR, a contract with a 45 days settlement subject to BIR and PIR or a finance clause. etc. etc.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;How can the SRO dictate to us that 30 days prior we must submit an assessment if it is to be complex when sometimes we don't even know if a matter is to be complex until much later?&amp;nbsp; All of these factors need to magically fall into place to ensure our purchaser client doesn't cop penalties from the Vendor or, worse yet, lose a 10% deposit because a Vendor serves a rescission notice for failure to settle on time due to us waiting for the SRO to complete an assessment?!&lt;BR /&gt;&lt;BR /&gt;Have you taken Off-The-Plan matters into consideration when you made this determination?! Where a purchaser is given only 14 days notice to settle a matter as &lt;STRONG&gt;&lt;U&gt;determined by the Vendor.&lt;/U&gt;&lt;/STRONG&gt; If a purchaser of an OTP property has a complex assessment, then what?! Who's going to pay the purchaser's penalties for more than 2 weeks whilst the SRO makes a determination on their payment of duty? What if the Vendor serves a rescission notice (eg. because the value has increased in the time it has been under contract and they know they can sell to someone else) whilst the purchaser is still waiting for a duty assessment and subsequently loses their 10% deposit plus costs?!?!&lt;BR /&gt;&lt;BR /&gt;What happened to a purchaser being entitled to pay stamp duty up to 30 days after settlement? Why couldn't that be an option for complex assessments so as not to put Purchaser's in jeopardy of losing a property and thousands/hundreds of thousands of dollars for something they have no control over and no knowledge of?&lt;/P&gt;</description>

&lt;P&gt;This used to be in Section 8.2 of the Service Charter but now has its own page.&lt;/P&gt;

      <description>&lt;P&gt;I agree.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;I upload most documents that need to be sent to the bank, ie. DOM, SRO settlement statement etc. However, I email them as well because I can not tell if the bank has viewed them in PEXA or not.&amp;nbsp;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;It's double handling that doesn't need to happen.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Thanks,&lt;/P&gt;&lt;P&gt;Jayde&lt;/P&gt;</description>
