&lt;P&gt;Perhaps that would&amp;nbsp;be obsolete in the PEXA plus marketplace when PEXA is supplying the WA Title search on workspace opening...&lt;/P&gt;</description>

&lt;P&gt;Instructions for unconditional contract received 18/9/18. Search showed Mortgage to CBA.&lt;/P&gt;
&lt;P&gt;Incoming Proprietor opened WS&amp;nbsp; PEXAxxx 19/12/18. TAC same day showed activity 30/10/2018 (lodgement of Memorial). I was invited after TAC&lt;/P&gt;
&lt;P&gt;No subscribers were provided Notification of positive TAC.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;You could argue that (because 3 months had elapsed since search) both Subscribers should have ordered a fresh service prior to opening WS.&lt;/P&gt;
&lt;P&gt;However, the point is:&lt;/P&gt;
&lt;UL&gt;
&lt;LI&gt;PEXA received a positive TAC&lt;/LI&gt;
&lt;LI&gt;Service Agreement states Subscriber should be notified - they were not!&lt;/LI&gt;
&lt;LI&gt;Support advised that PEXA do not send Notification if they receive&amp;nbsp;TAC&amp;nbsp;that identifies activity prior to date WS created (Ticket PTRxxx) - they should!&lt;/LI&gt;
&lt;/UL&gt;
&lt;P&gt;FYI I'm in WA.&lt;/P&gt;</description>

&lt;P&gt;In addition, when PEXA receives land title data into the workspace from the Land Registry, PEXA immediately initiates a Title Activity Check (TAC) seeking for notification from the Land Registry of activity on title for the interval; Date of Registry Information receipt less 60 calendar days.&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;If activity on title is detected, the Title Activity segment at the bottom of the Land Title data screen will show that a Positive TAC has been received.&amp;nbsp; &amp;nbsp;From here, the user may navigate to identify:&lt;/P&gt;
&lt;UL&gt;
&lt;LI&gt;The nature of the activity on title - Dealing lodged, Dealing registered etc.&lt;/LI&gt;
&lt;LI&gt;Date and time of activity&lt;/LI&gt;
&lt;LI&gt;Dealing type.&lt;/LI&gt;
&lt;/UL&gt;
&lt;P&gt;PEXA always then allows for Information Re-supply which refreshes land title data.&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;

This was for a Vic security though, which jurisdiction were you in?&lt;/P&gt;</description>

      <description>&lt;P&gt;I've just learnt (the hard way) that PEXA does not notify subscribers if a positive TAC identifies activity prior to the date work space (WS) was created.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;This is despite the fact that Service Charter states:&lt;/P&gt;
&lt;P&gt;&lt;EM&gt;PEXA will promptly provide a notification to the Subscriber if the Title Activity Check indicates activity on the Land Title Reference. Notification will include details of the document type and dealing number of any new activity on the Land Title Reference.&lt;/EM&gt;&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;PEXA Support advised that a Title Search should identify activity prior to WS creation.&lt;/P&gt;
&lt;P&gt;However, if I order search of Title today, don't open a WS for a fortnight &amp;amp; the first TAC identifies activity in that fortnight PEXA will &lt;U&gt;not&lt;/U&gt; provide notification.&lt;/P&gt;
&lt;P&gt;Am I therefore expected to search Title immediately prior to opening a WS?&lt;BR /&gt;&lt;BR /&gt;PEXA - your Service Charter says you will notify subscriber if a TAC identifies activity. Please honour your agreement &amp;amp; provide notification (even if the activity is prior to date WS was created)!&lt;/P&gt;</description>

      <description>&lt;P&gt;Will there be any discussions with the Office of State Revenue to set up the payments for stamp duty to be programmed similar to that of the title registration fees?&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;The current work around with inputting the Bpay details for the OSR is fine but it would be ideal knowing that the payment is automatic and can’t be missed.&amp;nbsp; It is really important when choosing to pay via Bpay that you select the correct option in stamping to create the payment, namely, “Received by the self assessor before electronic lodgement network settlement” rather than “Committed to be paid as part of the electronic lodgement network settlement”.&amp;nbsp;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;The wording causes confusion and can potentially lead to forgetting to pay the Transfer Duty which is why it would be much easier if the system automatically created the payment direct to OSR.&amp;nbsp; I have been guilty of selecting the incorrect option and it took some time to understand why the workspace wasn’t balancing.&amp;nbsp; A more streamline option would make the process much easier and more effective.&lt;/P&gt;</description>

      <description>&lt;P&gt;Hi there&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Unlike a bank transfer, my understanding is that with a BPAY transfer, if the reference number (as opposed to the BPAY number) is incorrect, the transfer will still occur - bank transfers generally bounce if the account # is not correct as the BSB is not associated with that account generally.&amp;nbsp;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;I expect the way to resolve is with the relevant institution quoting the mistaken reference number and the correct reference number and they should be able to re-allocate the amount to the correct account.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Regards&lt;/P&gt;&lt;P&gt;Nick&lt;/P&gt;</description>

      <title>Completion of a notice of sale in a family law property transfer - NSW</title>

      <description>&lt;P&gt;It would be helpful if in a property transfer pursuant to family law court orders it is optional to include the area of the property.&amp;nbsp; This was the case in the days of the paper notice of sale and eNOS.&amp;nbsp; In these types of matters there is no relevance or need to obtain a copy of a deposited plan and having to insert the area in the notice of sale requires a deposited plan which is extra unnecessary expense for a family law matter.&lt;/P&gt;</description>

      <description>&lt;P&gt;Hi there&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Not sure if a separate upload of the settlement statement would help in your situations, it appears that the purchaser's representatives are not uploading the correct funds required to settle which is causing your issues.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;If parties upload the correct funds required to settle it should be an easy process for you to determine whether the loan funds + linked account are sufficient or whether there is a shortfall.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;That being said, I have noticed banks sometimes forget that we cannot see the lodgement fees for the banks until they prepare the mortgage, hence the "Total funds for settlement" that we can provide does not include these extra lodgement fees (and therefore once the banks add their docs, total funds required will likely need to increase for these fees).&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Regards&lt;/P&gt;&lt;P&gt;Nick&lt;/P&gt;</description>
