hi , the new feature is an option that's available to POTs, we haven't removed the ability for IPs to change the settlement date and time, but added an option to restrict it. The POT can always turn this feature on/off as required. I've updated the heading so hopefully it's a little clearer. Apologies for any confusion!

Errm I am concerned about the restriction of IP ability to change Settlement Date though! As often there is legitimate contract reason for the IP to change the Settlement Date of their Client purchase.

As Project WS POT are not always on top of each variation or change!

That's correct, we've not rolled out the functionality for FRCGW. There's been some delays with getting the FRCGW PPN form finalised, and as such we'll (hopefully) be looking to bring this in towards the end of 2021.

No, this change only applies to destinations, not sources.

Previously the PEXA Workspace ID would prepopulate into this field (e.g. PEXA20782092). But we noticed that most people would overwrite this value with their own Workspace Reference (e.g. 45098 SMITH), so we've just changed the rules to save people some typing.

Is this something that’s going to start appearing when we enter the loan amounts and equity amounts etc.? and will we need to start manually deleting the reference if we do not wish to use this field?

That is correct, the date of birth will only be used on the Dashboard to differentiate parties you represent that have the same name.

Hi ,

These are exactly the types of dependencies that are on the chopping block. We want you to be able to do your work (e.g. sign your docs) without having to wait on others.

The thing that is tying all the docs into a big knot is Lodgement Verification (LV). More specifically the need for docs to undergo LV before they can be signed. Because the Transfer document takes a while to complete, it holds back LV and as a result the ability to sign other docs. We've done and continue to work on tweaks to untie this knot:

Discharge of Mortgage - back in August we updated our rules to allow you to sign your Discharge before it undergoes LV. No more waiting for the Transfer or Stamp Duty. Try it out. (Link to August release notes)

Mortgage - we don't allow you to sign your Mortgage before LV. Yet. But from December (release notes above) we will be triggering LV earlier. Specifically no longer waiting for Stamping. This earlier LV will allow you to sign your Mortgage doc sooner. We're going to start with SA and NSW, and then progressively roll out to other states.

Hi Team,

Ability to complete lodgement verification prior to stamp duty assessment (SA & NSW) - There is an issue where we cannot digitally sign a Mortgage or Discharge of Mortgage where the Transfer had been created however the status is in ‘Preparation’. As the Transfer had not been fully completed it stops our staff in the teams that complete this function from digitally signing the Banks documents. No mention of this being fixed as part of this enhancement but wanted to ask if this is being looked into?

- With auto-accepting settlement time changes, will this still generate a conversation? If so, is there any way to automatically mark it as read? Thanh: The normal conversations will still be generated in this scenario. We will pass this on as a potential update to consider to the team.

- With viewing transfers that are in preparation, will this resolve the issue around mortgages not being able to be signed/having to be recreated once the transfer is ready? Thoughts are it won't, but just thought I would just ask the question

Thanh: This change does not alter this process.

- Is there any ETA on the next batch of residual documents as we will need to assess the impacts of the next batch and I want to ensure there is sufficient time to do so

Thanh: We are unable to share this yet and will confirm as soon as we can. The list of documents for the next batch will be first shared by the Office of the Registrar General in NSW and SA respectively.

Following this Release, the Change of Name can no longer be lodged as Temporary COVID-19 BCP instrument.

NSWLRS require that the Change of Name (of a Proprietor on Title) is lodged by a subscriber that represents the Proprietor on Title requiring the registration.

These documents will remain in Other Documents and replace respective Temporary COVID-19 Residuals. What this means is that instead of just an attachment of the Dealing and an Affirmation Statement, NSWLRS can now collect the information for the registration they require within the lodgement including any specific attachments.

More details will be shared by NSWLRS shortly, I will provide an update once I know this is available.

This is really a great result.

It is an example of a full team approach when Subscribers really do have a voice and PEXA took up the request and ran with it. Thank you.

Now to push the envelope a little, and we all like a challenge -

In the circumstances of Transmission and Survivorship Applications, we still have to draft a standalone Notice of Acquisition Smart Form on the SRO website. Will a NOA be generated in the Workspace (as for transfer workspaces) at some time in the future for these types of documents.

Just to clarify each recipient is already BCC'd except for the intended (To: ) with the Subscriber CC: 'd.

Rather than Subject reading as "Settlement Notification (on behalf of ...)"

Is there a way to modify the Subject to instead read as the Property address, and subscriber Reference would like to include Status ie {Settled-Delayed-Failed...}?

Looking forward to a secure portal delivery, instead of email.

Glad you like the new feature!

Each recipient specified in the recipients section receives their own email, with the PEXA user cc'd.

If you enter multiple recipients, they won't be cc'd in each others emails. They just get their own email.

On the private setting, this hides the settlement notification from other participants in the workspace. The recipients already get their own emails, so no need to hide these from each other.

The auto-item selection no longer works with the updated 1-click search. e.g. when typing/pasting a PEXA ref, "Workspace ID" is no longer auto-selected as the search item type. Was this intentional to be removed as part of the the 1-click search update? Thanks!

This is a great enhancement and one that has been requested by our members particularly when using PEXA Projects. The scenarios that would greatly benefit from this enhancement are:

loan is paid out during a development/project settlement and the MOT is no longer required to be a participant
MOT's incorrectly accepting participation request in a Project
general errors in a Project and the requirement to completely withdraw from the Project
accidental duplication of workspaces uploaded in a Project

If by optional, you mean the workspaces/transactions does not require an address then yes the address is optional. For workspaces/transactions that have a transfer for example will still need an address.

It will only be in the Land Title screen for QLD jurisdiction, when you click on 'Add Address'.

Thanks team, whilst no new functionality is being released, will any of these patch or defect fixes change anything in the UI that we need to be aware of for process? or is this all behind the scenes? It would still be nice to understand what defects are being fixed in case we have had to implement any manual workarounds.

Perhaps it should be named a Patch Release.

Please note, the maintenance release of PEXA System, Release 12.0.2, has been deferred. All scope items planned for 6 July will be rolled into our next minor release, Release 12.1.0, scheduled 3 August 2020.

In paper, the party capacity is likely to be shown in brackets after the party name (e.g. Tom Sullivan (as Trustee)) and in digital, this is where the QLD LR have decided to render the party capacity.

For the second question, the client is the MOT. I'll update the notes to clarify this now.

A few questions hoping you can assist with:

1. Ability for Mortgagees to act in capacity (QLD) - does the 'Tenancy (inc share)' field in the screenshot only populate in this specific scenario? I have a copy of the digital mortgage and that field currently is not there so would like to understand if the digital mortgage is changing and if the paper mortgage is changing also?

2. New message when accepting a participation request (PEXA request) - can you please clarify who 'client' is in the message that is displayed?

The activation of Residual Documents for NSW has been deferred from our Release 12.0.0. PEXA is continuing to work with NSW Land Registry Services to make this available. We let you know once we are able to confirm a new date together with NSW LRS.

I notice the Activation of Residual Documents (NSW) has been removed from this Release recently. Is there any information you can provide why and if there is anything else in train relating to NSW Residual Documents?

Also, can I please ask the dates for when the enhancements will be in JITAPI for regression testing?

We don't have any immediate plans in PEXA Key to support those services however, many of those items have been addressed by ARNECC though, and have been referenced on Community here.

Hi - I can answer the PEXA Key question. From this release when inviting a client to use PEXA Key you will only be able to use their email address and phone number once in that workspace. As an example, you will no longer be able to send an invitation to client 1 and client 2 (in that workspace) using the same email and different phone numbers, or same phone number, different email address.

If your client has more than one property or has more than one PEXA transaction, you may invite your client to PEXA Key in each Workspace where you represent them.
