      <description>&lt;P&gt;Just thought I share our experience with BOQ last week.&amp;nbsp;&amp;nbsp; They were invited, they accepted the invite but did not accept the date and time.&amp;nbsp;&amp;nbsp; When our client and everyone involved contacted them (numerous telephone discussions) we were advised they needed 72 hours to book in a settlement and we were then advised that their agent did not have the capacity to settle (long weekend).&amp;nbsp; As this was a QLD matter, which is time of the essence.&amp;nbsp;&amp;nbsp; We were advised to move the date so we could guarantee the a new date and time (while on the phone with BOQ, the workspace updated as per their request) their agent again did not accept the booking and we lost another day.&amp;nbsp; This continued for a couple of days, more phones with BOQ and their team leaders etc until they finally realised they should engage another agent who was able to accept the settlement time and date finally.&amp;nbsp;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;I can understand why there was a 72 hour notice period but why is it that every time there is a long weekend, banks cannot handle the additional volume of work.&amp;nbsp; The banks should have additional Pexa agents or additional staff available to assist during these busy times (Covid isn't an excuse anymore, majority are working from home).&amp;nbsp; Not to mention how much slower they have become.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Rant done for now.&lt;/P&gt;</description>

The most important advantage is that you exchange information, etc. I wonder if you talk about investment topics? Because the acquisition of a business or real estate is often discussed in a warm atmosphere. Just the same for breakfast or dinner. I was once looking for &lt;A href="https://www.thepropertysourcingcompany.co.uk/buy-to-let-investments/" target="_blank" rel="noopener"&gt;&lt;FONT color="#333333"&gt;BTL Investments&lt;/FONT&gt;&lt;/A&gt; to run a business, and I can tell you with confidence that it is difficult. A lot of hassle with paperwork, plus if you went to a really nice office. So the most important thing is to remain a person, not to be arrogant.&lt;/P&gt;</description>

      <description>&lt;P&gt;The run up to the end of the year is always an extremely busy period.&lt;BR /&gt;We are focussed on getting as many people in (an out) of their homes in the lead up to Christmas as possible to meet their contract obligations.&lt;BR /&gt;&lt;BR /&gt;As it stands, the 16th, 17th &amp;amp; 18th of December already have double the number of settlements of an average day.&lt;BR /&gt;We will work hard to make sure all these transactions settle on time.&lt;BR /&gt;&lt;BR /&gt;To make this happen we ask for your support in ensuring that your workspace is prepared as early as possible.&lt;BR /&gt;Two critical components of this are ensuring the Transfer is created immediately if you have not already done so, and entering total funds required as early as possible.&lt;/P&gt;

      <description>&lt;P&gt;As we head into the busy period for settlements in the lead up to Christmas and the holiday season, time is more precious than ever, as is protecting you and your clients from cyber crime.&amp;nbsp; Email fraud, phishing attempts, scams and reported losses have increased since the COVID situation came into effect, and it is critical that firms are doing all they can to mitigate this risk.&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;The common misconception is that fraudsters can only manipulate the body of your email, where they can in fact tamper with attachments (including editing PDFs), send completely new emails whilst posing as a client or practitioner.&amp;nbsp; I have unfortunately seen this occur on a number of occasions with clients I work closely with, and whilst verifying bank account information is important, it can be missed by even the most experienced operators.&amp;nbsp; We are all human, after all.&amp;nbsp; It only takes one incident, which could cause a significant impact and distress to all parties involved.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Front and centre, PEXA Key should be used to eliminate the need to ever use email to transmit bank account information - this is where the risk is.&amp;nbsp; Having to re-key bank account details also presents the risk of data-entry error.&amp;nbsp; Eliminating risk is one thing, but leading up to a hectic time of the year, using PEXA Key will also save you valuable time by removing the need to draft and send emails with bank account information, then potentially going back and forth chasing the client to verify account information.&lt;/P&gt;

&lt;P&gt;&lt;EM&gt;I love being a lawyer and am grateful I found a career path that I enjoy so much. There have been times when the journey has been a little shaky but I have always been surrounded by supportive people.&lt;/EM&gt;&lt;/P&gt;

&lt;P&gt;Living and working in a regional town like Toowoomba must have many benefits, can you tell me a few? &lt;EM&gt;&amp;nbsp;&lt;/EM&gt;&lt;/P&gt;
&lt;P&gt;&lt;EM&gt;Absolutely, I have found the larger percentage of the community want to provide support, and see other businesses succeed. This has led to a lot of opportunity for collaboration, which has really been highlighted to me in starting my own business with the relationships I have formed and the people I have met over the last 15 months. &lt;/EM&gt;&lt;/P&gt;
&lt;P&gt;&lt;EM&gt;&amp;nbsp;&lt;/EM&gt;&lt;/P&gt;
&lt;P&gt;What’s one thing you think Toowoomba has over any other place in QLD and one thing you wish it had?&lt;/P&gt;
&lt;P&gt;&lt;EM&gt;I grew up in Yeppoon – so can I say I wish it had a beach and some islands? The thing I find Toowoomba has is a lot of opportunity and diversity, and despite being a larger town – there is still a strong community feel.&lt;/EM&gt;&lt;/P&gt;
&lt;P&gt;&lt;EM&gt;&amp;nbsp;&lt;/EM&gt;&lt;/P&gt;
&lt;P&gt;What is the one piece of advice you would give to your 18 year old self?&lt;/P&gt;
&lt;P&gt;&lt;EM&gt;Don’t sweat it if you don’t have it figured out. You are still young and you never know where life will take you. At 18, I never would even have imagined being a lawyer, and look where we are!&lt;/EM&gt;&lt;/P&gt;

&lt;P&gt;It can be challenging at times but it is also very rewarding. I am lucky to be able to do something I love and be doing it with my family and for my family.&amp;nbsp; It’s my father’s legacy so it means so much more doing it all together.&lt;/P&gt;

&lt;P&gt;&lt;STRONG&gt;&lt;EM&gt;You’ve got a young family, what is your best tip for people who like you juggle both? &lt;/EM&gt;&lt;/STRONG&gt;&lt;/P&gt;
&lt;P&gt;Don’t be too hard on yourself.&amp;nbsp; You are only one person. Prioritise, keeping calm and having good protocols in place are key for me. I have to be super organised.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&lt;STRONG&gt;&lt;EM&gt;What’s your favourite thing about property law? &lt;/EM&gt;&lt;/STRONG&gt;&lt;/P&gt;
&lt;P&gt;I am a very routine and structured person and that’s what I like about property law.&amp;nbsp; As much as it can be the same it can also be so different.&amp;nbsp; No day is the same.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&lt;STRONG&gt;&lt;EM&gt;Fast forward 10 years, where will you be? &lt;/EM&gt;&lt;/STRONG&gt;&lt;/P&gt;

We have a lot of famous actors and I am more than sure you know them, businessmen, singers, leaders and so one. So, i could say that the majority of the are not speaking about their work and not even about families. They start to make a lot of jokes and speak about a lot of stupid things, I am a bit disappointed because I was not expecting such kind of topics from "inteligent" people.&lt;BR /&gt;&lt;/SPAN&gt;&lt;/P&gt;</description>

      <description>&lt;P&gt;With the current Victorian Stage 4 Restrictions, meeting with our members face-to-face is not an option.&amp;nbsp; However, there are still fun and interesting ways to keep connected whilst we find ourselves in these challenging times.&amp;nbsp; The Victorian PEXA Partner Team recently held a virtual wine tasting with some our VIC AIC members.&amp;nbsp; No need for designated drivers or long drives out to the wineries as we brought the winery into our homes!&lt;/P&gt;

      <description>&lt;P&gt;Hi all,&lt;/P&gt;&lt;P&gt;My understanding of "Cleared Funds" is&amp;nbsp;funds are subject to the banks various processing times before cleared and available in the vendors account, whether paid by electronic transfer or bank cheque.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Please clarify how PEXA claim&amp;nbsp;&lt;SPAN&gt;vendors will receive sale proceeds as cleared funds, eliminating the need to wait for a bank cheque to clear before they can access their money.&lt;/SPAN&gt;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Domenic.&lt;/P&gt;</description>

I’m here to deliver some settlement tips and tricks, based on the calls and feedback we receive from members, We've identified that many members have been asking the question; &lt;EM&gt;Why are fees missing from the Destinations&lt;/EM&gt;?&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;For fees to be automatically populated in the ‘Destinations’ tab on the settlement screen, all of the documents need to have passed lodgement verification.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Lodgement verification is the process where the documents are sent to the Land Registry to be reviewed and return from the Land Registry with a Document Verification Result (the fees are also returned at this point).&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Lodgement verification can only occur when all documents have a Document Status of ‘Prepared’. Any document with a Document Status of ‘In Preparation’ indicates that the document is missing information and will need to be edited and saved to trigger lodgement verification.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;HANDY TIPS:&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;UL&gt;
&lt;LI&gt;Edit the document to help assess what information is missing, also check the ‘Participants Screen’ to ensure all Party details have been entered completely. An ‘i’ beside a participant name will indicate that further information is required.&lt;/LI&gt;
&lt;/UL&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;UL&gt;
&lt;LI&gt;Lodgement fees will be attributed to the Responsible Subscriber (lodging party). The Responsible Subscriber can be changed via the Lodgement Instructions on the ‘Document’ screen.&lt;/LI&gt;
&lt;/UL&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;UL&gt;
&lt;LI&gt;Some PEXA Subscribers will have a Profile setup in place where their PEXA fees are collected outside of the workspace and therefore will not be reflected in the Financial Settlement schedule. We advise to liaise with the relevant party to confirm this.&lt;/LI&gt;

      <description>&lt;P&gt;Lately, there have been a few members who have been in contact regarding cracked or loose digital certificates.&amp;nbsp; This can sometimes cause intermittent signing issues but members will be happy to hear that there is an easy solution for this.&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;A new shell can be ordered via our Support Team, who can be contacted on 1300 084 515.&amp;nbsp; The cost of replacement is $10 after a PEXA subsidy, which is direct debited from your general/office account.&amp;nbsp; The new shell will be sent in the post.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Upon receiving the new shell, it will be necessary to remove your digital signing SIM card from your old shell and insert it into your new shell/USB.&amp;nbsp; In the interim, some tape can be used to tightly hold the casing together which should solve the problem until your new shell arrives in the mail.&lt;/P&gt;

No alarms or alerts were in place meaning that unless the broker was on top of it no one new until &amp;nbsp;was too late.&amp;nbsp;&lt;BR /&gt;A new invite was sent and now all parties have accepted except one has not accepted time and date!!&amp;nbsp;&lt;BR /&gt;No one can tell us when this will happen or who can contact to find out. Everyone just putting hand up and saying they don’t know. Doesn’t leave us in a great position as we are desperate for this to happen urgently. The old LTO system would be much better but obviously now with covid this has become problematic.&amp;nbsp;&lt;BR /&gt;Frustrated!!!!&lt;/P&gt;</description>

&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;As more of our members are keeping their businesses operating with staff working at home, we thought it would be worth sharing some tips that may assist with the transition, insofar as PEXA is concerned. Although PEXA is a web-based application, and can be used anywhere you have an internet connection, there are some factors to be mindful of –&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&lt;STRONG&gt;Digital Signing Certificate Software&lt;/STRONG&gt;&lt;/P&gt;
&lt;P&gt;If you are a signer in PEXA, and will be signing on a computer you haven't signed on before (perhaps a personal laptop, as opposed to your desktop computer in the office), you will need to ensure you have downloaded and installed the digital signing software, which may be found &lt;A href="https://www.pexa.com.au/digicert" target="_blank" rel="noopener"&gt;here&lt;/A&gt;. Please take note of the number of steps you need to follow for your preferred browser, and proceed through them sequentially. If you do not have administrator rights to your computer, you may need to ask your administrator to complete the download and installation for you.&lt;/P&gt;
&lt;P&gt;If you are using a Mac computer, please note that &lt;A href="https://community.pexa.com.au/t5/Frequently-Asked-Questions/FAQ-New-macOS-Catalina/ba-p/17806" target="_blank" rel="noopener"&gt;the signing software is not yet compatible with their latest operating system, Catalina&lt;/A&gt;. For other Mac operating systems, please follow the instructions in this &lt;A href="https://www.pexa.com.au/digicert" target="_blank" rel="noopener"&gt;link&lt;/A&gt;.&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Of course, it goes without saying, please remember to take your digital certificate home with you, and ensure it is stored safely when not in use.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&lt;STRONG&gt;Multi-factor Authentication (MFA)&lt;/STRONG&gt;&lt;/P&gt;
&lt;P&gt;Although users have the option of receiving their MFA code via SMS or the smartphone app, we find the most reliable option to be the latter. The code is generated immediately in the smartphone app for users to transcribe into PEXA, and while it is likewise generated immediately for the SMS option, there can be latency issues with some telecommunication providers that mean the code is not received by the user for some time. &lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&lt;STRONG&gt;Verification of Identity (VOI)&lt;/STRONG&gt;&lt;/P&gt;
&lt;P&gt;We know many of our members are hesitant to meet with clients face-to-face now to complete their VOIs, which is perfectly understandable. At this stage,&amp;nbsp;&lt;A href="https://auspost.com.au/id-and-document-services/identity-checks-for-property-transfers" target="_blank" rel="noopener"&gt;Australia Post&lt;/A&gt;,&amp;nbsp;&lt;A href="https://zipid.com.au/" target="_blank" rel="noopener"&gt;ZipID&lt;/A&gt;&amp;nbsp;and &lt;A href="https://www.idsecure.com.au/" target="_blank" rel="noopener"&gt;ID Secure&lt;/A&gt; are conducting VOI appointments as per usual, so you may opt to outsource at the moment.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&lt;STRONG&gt;Using PEXA Key&lt;/STRONG&gt;&lt;/P&gt;
&lt;P&gt;PEXA Key provides your business with an extra layer of security when communicating bank account details and allows homebuyers and sellers to track their settlement on their phone. Bank and trust account details are communicated via the PEXA Key app, removing the need to use email and mitigating you and your client’s risk of succumbing to&amp;nbsp;&lt;SPAN&gt;&lt;A href="https://www.pexa.com.au/security/members" target="_blank" rel="noopener"&gt;phishing&lt;/A&gt;&amp;nbsp;&lt;/SPAN&gt;attacks. We had a great time getting to know one another while testing our putting skills at Holey Moley’s mini golf course at Crown, before heading off for dinner and drinks. Well done to &lt;LI-USER uid="4025"&gt;&lt;/LI-USER&gt;&amp;nbsp;for taking out mini golf, and thank you to all for your enthusiastic participation.&lt;/P&gt;&lt;P&gt;The next day was action-packed for our Super Users, who had an exclusive program before the formal Open Day agenda commenced at lunchtime. They had the opportunity to meet with a number of PEXA’s Group Executives, participated in an ideation session with&amp;nbsp;&lt;LI-USER uid="1752"&gt;&lt;/LI-USER&gt; on the future of Community’s &lt;A href="https://community.pexa.com.au/t5/Help-Centre/bg-p/UsingPexaDayByDay" target="_blank" rel="noopener"&gt;Help Centre&lt;/A&gt;, learnt about what goes in in Member Support with &lt;LI-USER uid="2292"&gt;&lt;/LI-USER&gt;&amp;nbsp;and &lt;LI-USER uid="2101"&gt;&lt;/LI-USER&gt;, and had a chance to speak with &lt;LI-USER uid="58"&gt;&lt;/LI-USER&gt;&amp;nbsp;about what’s coming up in future PEXA releases. &amp;nbsp;&amp;nbsp;&lt;/P&gt;&lt;P&gt;We are so fortunate to not only have such engaged PEXA members, but to have them so active here on Community as well, helping others in the network. Super Users are members of this forum who regularly showcase a willingness to assist others in our Community, and to share their experiences of using PEXA in the hope that doing so will help other members. In an increasingly busy world, that these people take the time to participate so actively here on Community truly is inspiring. &amp;nbsp;&lt;/P&gt;
&lt;P&gt;We had nine Super Users, with representatives from practitioner firms and financial institutions all over Australia, join us (&lt;LI-USER uid="5177"&gt;&lt;/LI-USER&gt;,&amp;nbsp;&lt;LI-USER uid="7581"&gt;&lt;/LI-USER&gt;,&amp;nbsp;&lt;LI-USER uid="7813"&gt;&lt;/LI-USER&gt;,&amp;nbsp;&lt;LI-USER uid="181"&gt;&lt;/LI-USER&gt;&amp;nbsp;and me) in Melbourne, the evening prior to our Member Open Day. We had a great time getting to know one another while testing our putting skills at Holey Moley’s mini golf course at Crown, before heading off for dinner and drinks. Well done to &lt;LI-USER uid="4025"&gt;&lt;/LI-USER&gt;&amp;nbsp;for taking out mini golf, and thank you to all for your enthusiastic participation.&lt;/P&gt;
&lt;P&gt;The next day was action-packed for our Super Users, who had an exclusive program before the formal Open Day agenda commenced at lunchtime. They had the opportunity to meet with a number of PEXA’s Group Executives, participated in an ideation session with&amp;nbsp;&lt;LI-USER uid="1752"&gt;&lt;/LI-USER&gt; on the future of Community’s &lt;A href="https://community.pexa.com.au/t5/Help-Centre/bg-p/UsingPexaDayByDay" target="_blank" rel="noopener"&gt;Help Centre&lt;/A&gt;, learnt about what goes in in Member Support with &lt;LI-USER uid="2292"&gt;&lt;/LI-USER&gt;&amp;nbsp;and &lt;LI-USER uid="2101"&gt;&lt;/LI-USER&gt;, and had a chance to speak with &lt;LI-USER uid="58"&gt;&lt;/LI-USER&gt;&amp;nbsp;about what’s coming up in future PEXA releases. &amp;nbsp;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;We are so fortunate to not only have such engaged PEXA members, but to have them so active here on Community as well, helping others in the network. Keep an eye out on Community for their special Super User 2020 badges, which will appear next to their names very soon.&lt;/P&gt;

      <title>Linked settlements</title>

      <description>&lt;P&gt;I just wanted to say how pleasantly surprised I was when completing my first linked settlements!&amp;nbsp;&amp;nbsp;&lt;/P&gt;&lt;P&gt;I just used the PEXA Help Centre and watched the short and concise tutorial (&lt;A href="https://community.pexa.com.au/t5/Help-Centre/Completing-a-Simultaneous-Settlement-Help-Centre/ba-p/2470" target="_blank"&gt;https://community.pexa.com.au/t5/Help-Centre/Completing-a-Simultaneous-Settlement-Help-Centre/ba-p/2470&lt;/A&gt;&amp;nbsp;).&lt;/P&gt;&lt;P&gt;From there it was a simple task to link my settlements.&amp;nbsp; The other parties had simultaneous settlements too, and in the end we had a link of 4 simultaneous settlements that all settled seamlessly.&lt;/P&gt;&lt;P&gt;I was very impressed at how simple it was.&lt;/P&gt;&lt;P&gt;Regards, Annelie&lt;/P&gt;</description>

      <description>&lt;P&gt;Hi Heather,&lt;/P&gt;&lt;P&gt;Can you forward to me a copy of the questionnaire please. I am concerned about the micro-management approach developing in this area, and I would like to know how much 'homework' is being dished out to practitioners in the form of compliance audits.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;As a legal practitioner I have always been able to operate my law firm on the basis that I carry full responsibility, but it is up to me to do what is necessary to fulfill my responsibilities. Now I am finding that my workload is increasing because I have to satisfy 'regulators' who take no responsibility for anything, but who see it as their role to have me prove to them that I know what I'm doing.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;In the case of the DELWP audit, one of my staff was told that she was non-compliant because the VOI on record was a little over 2 years old, for a long-standing client whom all of my staff and I know personally. (To take it to the extreme, I require family members to complete VOI when we act for them, but I will not ask them to do it every two years. However, DELWP will still regard this as a non-compliance.)       <description>&lt;P&gt;I have just sent the following query to&amp;nbsp;SubscriberReviewProcess@pexa.com.au​ and DELWP:&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;&lt;STRONG&gt;&lt;EM&gt;"Dear Sir/Madam,&lt;/EM&gt;&lt;/STRONG&gt;&lt;/P&gt;&lt;P&gt;&lt;STRONG&gt;&lt;EM&gt;I believe that my law firm is being unfairly targeted because I have been outspoken about absurdities I have identified in the subscriber compliance requirements.&lt;/EM&gt;&lt;/STRONG&gt;&lt;/P&gt;&lt;P&gt;&lt;STRONG&gt;&lt;EM&gt;I have written a letter of complaint to DELWP after a member of my staff received a second compliance audit, and was then falsely accused of non-compliance.&lt;/EM&gt;&lt;/STRONG&gt;&lt;/P&gt;&lt;P&gt;&lt;STRONG&gt;&lt;EM&gt;I have now sought dispensation due to a physical disability I have in relation to the USB key and password requirements, but I have received no response to my request. After following up with DELWP this morning on this issue I find that my law firm is now the target of PEXA compliance audit.&lt;/EM&gt;&lt;/STRONG&gt;&lt;/P&gt;&lt;P&gt;&lt;STRONG&gt;&lt;EM&gt;Please explain as to why my firm is being overwhelmed with compliance audits and reviews, and whether this is an attempt to silence me through a form of regulatory bullying."&lt;/EM&gt;&lt;/STRONG&gt;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;I am growing tired of these micro-managing bullies who want to quote rules and regulations but fail in developing workable processes.       <title>Conversations in PEXA</title>

      <description>&lt;P&gt;Hi&lt;/P&gt;&lt;P&gt;I have had an issue with the change to mortgagee on title conversing with incoming purchaser.&lt;/P&gt;&lt;P&gt;Purchaser is re-financing properties and at the same time purchasing a property.&amp;nbsp; The mortgagee on the title of the properties being re-financed has been conversing with the vendor's solicitor of the property being purchased.&amp;nbsp; I am unable to converse with this mortgagee.&lt;/P&gt;&lt;P&gt;There are two mortgagees on title in this instance:&amp;nbsp; one is the discharging mortgagee on the property being sold, and two is the discharging mortgagee on the purchaser's properties being re-financed.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;</description>

      <title>My First PEXA Settlement - Taitz Solicitors</title>

      <description>&lt;P&gt;January 2020; As the much needed rain falls in NSW today, earlier this week I caught up with Lionel from Taitz Solicitors over breakfast to discuss his first settlement through PEXA and what it meant to him and his business.&amp;nbsp;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Paul; Going back to October 2016, your first settlement on PEXA, how did you feel leading up to settlement date, did everything go smoothly?&lt;/P&gt;
&lt;P&gt;Lionel; The settlement itself went ahead with no hiccups at all. I was certainly a little worried as I was entering the unknown with E-Conveyancing. We agreed with all parties we would settle at 5pm and the banks and Purchaser solicitor all worked together to make sure everyone was ready.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Paul; Were you nervous at all leading up to the settlement time on the day?&lt;/P&gt;
&lt;P&gt;Lionel; I definitely had a few nerves, but I had tremendous support from both my PDS and the support line. My nerves we’re eased even if the workspace did not enter ready, ready until later in the day.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Paul; What feelings did you have with the new electronic documents, electronic signing and entering of payments directions?&lt;/P&gt;
&lt;P&gt;Lionel; I was surprised how easy the platform was to navigate, I’d had a demonstration and excellent support from my PDS, so I knew where things were supposed to go. The settlement screen back then was a little more complicated than it is now too with both vendor and purchaser destinations together.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Paul; What are your feelings on PEXA now compared to 2016?&lt;/P&gt;
&lt;P&gt;Lionel; I think PEXA has certainly helped the conveyancing industry. I no longer need to take the 45-minute trip to Land Registry Services or get my agent to lodge my documents at a cost. I’ve also been able to settle many matters whilst I have been in the USA and South Africa which I would not have been able to do using the paper way. &amp;nbsp;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Paul; Is there anything further you would like to add?&lt;/P&gt;
&lt;P&gt;Lionel; Just another shout out to the support I have received and still receive from both my PDS and Support Centre at PEXA. They have been amazing, are very knowledgeable and more than happy to help.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Taitz Solicitors are now a certified user and on course to complete 200 Settlements through PEXA in the coming days.&lt;/P&gt;

The TAC period runs from 60 days before the workspace is opened, then weekly right through until the week of settlement, at which time it will run daily then 1 hour before settlement.&amp;nbsp;&amp;nbsp;&lt;/LI&gt;
&lt;LI&gt;It is imperative that a full title search is run prior to opening a workspace, but equally important the search is completed no earlier than 60 days prior to opening the workspace.&lt;/LI&gt;
&lt;/UL&gt;
&lt;P&gt;It's anticipated NSW LRS will start to send through 2nd schedule dealings information in RIS in the next few months as other dealing types are created for lodgement via PEXA, and require this data eg removal of a writ.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&lt;FONT color="#FF0000"&gt;&lt;STRONG&gt;Reminder - the Land Titles screen in PEXA is &lt;U&gt;not&lt;/U&gt; equivalent to a full title search.&lt;/STRONG&gt;&lt;/FONT&gt;&lt;/P&gt;</description>

NAB is outgoing mortgagee, all other parties have accepted the settlement date and time apart for NAB.&amp;nbsp; We call NAB call centre and we get told yes the file is verified and ready to go but they don't accept settlement dates until 2 days before settlement.&amp;nbsp; We were also advised that they were busy working on other files that were settling before our matter and that 2 days notice is plenty of time.&amp;nbsp; We are just asking to accept settlement dates and time not sign off.&amp;nbsp; Other banks can do it why can't NAB ?&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;I am happy to give PEXA workspace numbers privately&lt;/P&gt;</description>

&lt;P&gt;When a buyer or seller downloads and registers for PEXA Key, they will receive a one-time code via SMS if the details entered match those provided by their practitioner within the PEXA System. This is the first layer of security. Once registered, the user is also required to set a quick-access pin code – similar to how banking apps operate – to provide an additional layer of security. These measures, in conjunction with other steps such as locking your phone and being mindful of ‘shoulder surfers’ in public venues, creates a robust security posture that will greatly minimise cyber security risks. &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/P&gt;

      <description>&lt;P&gt;I have had poor experiences lately with incoming mortgages badly managing a linked refinance settlement that is connected with the IP's purchase lending .. it is the IM's responsibility to ensure that the linked transaction is connected to the settlement workspace (with an appropriate time as simultaneous settlement) and to ensure that the linked matter is put in ready status BEFORE the required settlement time .. too often the IM appears to just ignore the matter and leave it up to the refinance OM to get it ready -- that only causes delay and often results in a purchaser breaching a contract and incurring costs and penalties .. banks need to be more vigilant with the refinance side of things!&lt;/P&gt;</description>

      <description>&lt;P&gt;There is now a secure way to transmit bank account details that offers a safer alternative to communication channels such as email.&amp;nbsp; Emails have the risk of being intercepted by a third party and funds are then subsequently directed to the incorrect account.&amp;nbsp; It is an issue that unfortunately will not go away anytime soon and to eliminate the risk to firms and their clients, there has been investment made to develop PEXA Key.&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;PEXA Key allows practitioners and conveyancers to send trust or source account details to clients, and/or request client bank account details for surplus funds via the PEXA workspace, removing the need to use emails for this task.&amp;nbsp; When account details are received from the client using PEXA Key, they will populate directly into the workspace without the practitioner needing to re-key this information.&amp;nbsp; This removes the risk of data entry error by the practitioner.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;PEXA Key also allows clients to track their settlement and have access to basic information such as date, time, address, your firm's details and "what to expect" articles that explains frequently asked questions about the settlement process.&amp;nbsp; Clients DO NOT have access to the workspace or see any documents, figures in the financial settlement schedule, conversations etc.&amp;nbsp; This is a common misunderstanding that has been raised by firms, so it is important to understand that PEXA Key will only provide limited information to buyers and sellers.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;If there is no need to communicate bank account information for a matter, clients can still be invited to use PEXA Key to see &lt;EM&gt;when&lt;/EM&gt; their property is settling, &lt;EM&gt;once it starts to settle&lt;/EM&gt; and when it has &lt;EM&gt;completed&lt;/EM&gt;.&amp;nbsp; So, this means all clients can benefit from using PEXA Key irrespective of whether bank account details need to be exchanged.&amp;nbsp; For those buyers and sellers who are fans of social media, there is also an option to post the "settlement completed" notification onto social platforms to share their excitement with friends and family.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Clients will download the PEXA Key app exclusively from the App Store or Google Play, whilst firms will manage everything from their workspace.&amp;nbsp; To reiterate, firms DO NOT need to download the app, everything is managed from the existing workspace via a few buttons.&amp;nbsp; Buyers and sellers can contact PEXA Support should they require assistance with downloading and activating the app.&lt;/P&gt;

      <description>&lt;P&gt;Transactions in WA where the Seller has changed their name from what is on the Certificate of Title can be completed in PEXA.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;The PoT representative can update the party name that pulls through from the land registry when editing their participant. This will prompt for a justification for the name change to be selected from a list of options, before saving the updated party.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
