Does the 'walk through' facility mean that dinosaurs like me can have some assistance in real time on 'what to click next' to achieve the desired result? - Mario Azzopardi
Yes thats right, the walk thru will guide you through a transaction in real time.
Can you disable the other side from contacting your bank in the workspace? We find this very frustrating. - Toni Berrington
There are no plans for this at the moment but it is something that we can investigate further in the future. We have tried to enhance the conversations tool so that only the relevant participant gets selected when you select a category.
We have registered and have not conducted any pexa matters as yet. We have accepted 2 invitations on our dashboard. Can you let me know how I go about doing the walk throughs as we are completely new to this process? One is for a sale and one is for a purchase. - Rod Smith
Depending on the type of transacton you want to complete there are walk thrus available from the orange Help widget and also on some of the document screens. See our community site to see what Walk Thru's are currently available and how you can access them.
Can you do a walk through for Transfers between married spouses - transfer by natural love and affection. I had to call for assistance yesterday as I couldn't find anything in the Community which referred to Transfers between married spouses when it is not a break-down of the relationship. - @AllisonRynaard
Thats a great idea. We can definity look at doing a walk thru for related party transfers in the near future. Keep a look out on our community for when it is available.
How many times will a workspace rollover before the settlement fails? - Tracey Adamczyk
This depends on the jurisdiction. Workspaces will continue to reschedule up until: VIC - 5:00PM AEST/AEDT NSW - 5:00PM AEST/AEDT QLD - 4:00PM AEST SA - 4:30PM ACST/ACDT WA - 3:00 AWST (during AEST) and 2:00PM AWST (During AEDT) If the workspaces are not ready by the time above, settlement will fail.
When a workspace rolls over, will it skip a 30 minute slot if that slot is full already? - @TalithaK
Yes, if the slot is full, the workspace will move the next available timeslot. E.g. If the workspace is not Ready at 12:00PM and 12:30PM slot was full, the workspace would move to 1:00PM.
When you have linked settlements is there a way to click direct to the workspace without going out of the current workspace and finding the linked one? - @NicoleHayes
Can you link settlements (not financially linked) acting for proprietors on title? For example, where you act for a number of proprietors and the Contracts have an interdependency clause - ie. they must settle at the same time. - @alioeding
This is a future enhancement that we're currently looking into to allow practitioners to link workspaces to settle simultaneously without funds flow required between the different workspaces.
Why was the sequential settlement deleted? - Elizabeth Ladbury
This feature was used infrequently, so by removing this feature, it enables PEXA to deliver other enhancements that'll better serve the network.
How do you link a sale and purchase workspace? - Susan Gale-Phillips
You'll be able to use a Simultaneous Settlement set-up to direct funds from the sale of a property to the purchase of the next (provided you're representing both parties in each workspace). This can be done via 'Add Destination' and then selecting the category 'Linked Financial Settlement'.
At present if a husband wishes to bring his wife onto the title of the matrimonial home we have to pay for 2 workspaces. Can this be joined together and clients only pay for 1 workspace fee? - @Maree1
We are currently working to improve PEXA pricing for related party dealings. Provided the transfer consideration is 'Non-Monetary' and SRO returns $0 Duty, we will be pleased to refund the duplicated portion of the PEXA Fee. Please send me a direct message or contact support with the details of the workspace and we will investigate and respond to you.
How can I tell when documents have been lodged and registered? - @Ivan, @EmmaWoodford
Once a land registry has accepted a document for lodgement, a dealing number is returned. This may be found in the Documents screen. Further information is available here.
Additionally, in Victoria, the controller of the eCT will receive a Registration Confirmation Statement directly from the land registry after registration. Further information about this is available here.
How do I make a title available via PEXA to allow a Plan of Subdivision to be lodged? - Barbara Wickenden
If the title is electronic, you will need to prepare and lodge a nomination through PEXA. Instructions on how to do this may be found here.
I operate in one jurisdiction, and from time to time need to complete transactions in another jurisdiction. How do I determine the lodging requirements for particular documents in other states? - Judith Silom
Unfortunately, PEXA is unable to provide lodgement advice – this should always be sought from the land registry in the jurisdiction you are lodging documents in. Information about the steps to take to complete a particular transaction in PEXA may be found in our Help Centre.
Please clarify the last settlement time slot available for each state before a settlement would be bumped into the next day. - Allan Pereira
The starting point is always our Service Charter (see section 8.2), which provides the last slots able to be booked are as follows (in local times) –
There are some exceptions to this, which are summarised in the Service Charter.
See also section 2.15.3 which outlines the circumstances in which a settlement cannot be manually rebooked for the same business day.
What training options are available in Victoria? - Tania Reusink
PEXA ran a suite of training programs in the lead up to the 1 October mandate in Victoria, including face-to-face training, webinars about how to complete specific transactions in PEXA, an ‘Ask us Anything’ event here on Community and an industry readiness webinar with Land Use Victoria, the State Revenue Office and he major banks.
We have also continued our PEXA Direct program, which has been in place since mid-2015, assisting lawyers and conveyancers with their live files. Both the AIC and LIV have run practical training programs on econveyancing, and continue to do so. If you would like to participate in our PEXA Direct program, please get in touch.
In WA will the Settlement time/period availability be reduced due to Daylight savings? - Irena Casella
The latest settlement slot able to be booked during daylight savings in WA is 4.00pm, per our Service Charter, which is actually a little longer than during standard time.
Is PEXA’s Source Account able to hold funds on behalf of a vendor? - Narda Fouad
PEXA’s Source Account has been established for a very limited reason, and that is to hold funds on behalf of a purchaser. There is a thread on Community here about this. If a vendor is required to contribute funds to a settlement and their practitioner does not operate a statutory trust account, they may need to pay down their loan directly with their bank prior to settlement.
