APR/ASP settlements when Mortgagee involved

When we do APR/ASP and a bank is involved our fees  are deducted from our trust account. It requires to input a settlement date and time and the source funds must be in trust. We are ticking the box when we set the workspace up "No financial settlement required" however once we invite the bank into the workspace does this then change the workspace to "Yes"?  When we hold clear title its not an issue,we can create the workspace, docs etc and sign off on immediately and the fees are deducted from our office account.  Is anyone else having the same issues??
