In a PEXA settlement in NSW when and how is the council and water authority informed of the change of ownership?

This is a great question and one that I often hear. I can also confirm that Councils and Water Authorities are able to access the NOS information directly from LPI (NSW Land Registry Services) upon completion of the document registration. The great news is if the settlement is completed electronically through PEXA the document lodgement and registration happens almost immediately and therefore the NOS can be available the day following the settlement. I do like the idea that PEXA could send the NOS direct to Councils and Water Authorities. What value do you think this could provide Law firms, Conveyancers, Councils and Water Authorities?

You have to send the Notice of Sale to council and water authority directly just as you would in a manual transfer. This is not done via PEXA.

I think that PEXA advising the council's and water authorities of the change of ownership would be of great benefit. This would avoid delays in the authorities being advised and reduce further the manual intervention, not to mention inefficiencies, for conveyancers and solicitors.
This would be a welcomed enhancement.

Hi guys - although some do, council and water authorities are unable to update their ownership details until notification from LPI has been received - this is why PEXA is great as notification is immediate on settlement/lodgement of documents.

Thank you this is insightful feedback. We certainly are in the process of exploring this option in 2018. We have commenced engagement with Water Authorities and Councils to understand an appropriate solution for them to be able take full advantage of electronic conveyancing.
