Are you in Victoria? It sounds like you need the existing mortgagee to create a nomination to your lodgement case. Have you asked them to do that?
The nomination needs to be created and lodged after your transfer has been created.

If the bank elected to retain eCT when they created their nomination, then you should not need to create the issuing instructions, the title will return to the mortgagee.
You still should be the Responsible Subscriber in your own lodgement case, but without the need to amend the issuing instructions.
Can you confirm that the Lodgement Instructions show you as the Responsible Subscriber (you would be the Subscriber required to sign the Lodgement Instructions)?

Thanks for your response. The Bank has signed their nomination and lodgement instructions but apparently they need to submit them for my lodgement instructions to be ok.

I am having this problem now, I can not progress the Transfer to prepared as it is asking me to enter the transferee addresses but there is no where to enter them? How do I progress the Transfer.

There could be a number of reasons your Transfer is not progressing to Prepared status.
To progress your Transfer to Prepared status I recommend that you check the following:
- have you entered in all the necessary details in the Transfer document? Re the Transferee details section please see above reply.
- have you entered in all details in the Notice of Acquisition document?
- are all party details entered in the Participants screen?
- is there is a financial settlement date and time in the workspace? If not you will need to add a settlement date and time (see above reply on how to add this).

I'm in Victoria and am seeking to change the manner of holding of a husband and wife who have been estranged for years. I only act for the husband. He insists the wife won't sign anything - and in the paper application it can be sent without both parties needing to sign. Can this be done on PEXA?

All proprietors on title would need to be represented if lodging the Transfer via PEXA. If one of the proprietors is unrepresented, then the Transfer cannot be lodged electronically at this time.
