In June we completed a NSW Discharge of Mortgage through PEXA with NAB and it was all processed smoothly however, this week we attempted to process a Discharge of Mortgage for another client with ANZ Bank and whilst ANZ Bank initially accepted the PEXA Workspace they subsequently advised by email (rather than a conversation through PEXA) that they would not process the Discharge of Mortgage on PEXA and are requesting us to post a cheque to their Melbourne office for the discharge/registration fees and will lodge the NSW discharge themselves via paper. There is no money owing on the mortgage, the mortgage was paid out years ago.
Has anyone else had this occur?

Yes, we are now in the same situation.
We opened a workspace and invited the Mortgagee in Title's solicitors but had to eventually withdraw from the workspace when everything became complicated because of the conflicting advice so we all agreed to settle outside of PEXA.
We paid all fees through bank transfer but until now (after more than one week from payment of fees), the Discharge has not been lodged nor registered.

You said that the loan was cleared a while ago.
I suspect they already have a paper discharge of mortgage, from before mandating, and want to lodge that paper discharge.
I would have thought they could still process this via PEXA though, if they chose to.

We had the same issue for paper issued Nil debt loans (where Discharge Mortgage has handed to customer but not yet registered) for WA post mandate the Registrar would NO LONGER accept them in paper -if eligible in ELNO.
We had to get our clients to go back to their banks and have them lodge online.
May be your registrar has a transition period.
