Since around 8th December, when someone conducts a title re-supply, it unsigns the already signed discharge of mortgage in the workspace. As an outgoing mortgagee, for the past 3 years, we have been able to pro-actively complete our workspaces with figures and documents and sign off the workspace in advance for settlement as it will not settle without us being paid. Since an update on around 8 December, anyone who conducts a title re-supply in a workspace, it will unsign the already signed discharge. Which if done on the same day of settlement could be an issue with having it re-signed.
PEXA has responded that it should unsign the discharge as it is updating the title in the workspace. We say a title re-supply is similar to a final search and should not impact the documents within a workspace which it never did before around 8 December.
If something was lodged on title since creation, it should create a TAC notification for everyone to deal with and not require an outgoing mortgage to resign their discharge.
If someone has discharged or withdrawn a document outside the workspace then the title re-supply should create an error on the documents screen for the parties to deal with. For example if a caveat was on the title but withdrawn outside the workspace then the withdrawal in the workspace should give an error for the parties to deal with.
I'd like to hear from anyone who has had similar issues or has some comments regarding the above. Not getting very far with getting this issue reviewed and reverted back to not unsigning a signed discharge. Thanks Sharron

Thanks Sonia. It would be good to know from a Bank. We know because my team and I work hard to put together all workspaces that need signing for the next day as our particular Partner signs around 10pm each night so he is only logging in once.
When we get unsigned, we have to look into why (was it us, did we miss one or were we unsigned for some other reason). We look at the history and it tells us the re-supply and the unsigning is at exactly the same time. Because your team probably have the ability to sign, they might be just think they forgot to sign and just re-sign it. For us it's a bit more involved. Having to interrupt the Partner to get him/her to log in and re-sign during the day is a bit hard sometimes.
Appreciate anything you can find out.
