We act for a Lender and have instructions to lodge a discharge of mortgage. I understand that I must nominate the paper title to electronic to lodge the discharge on PEXA.
(a) The borrower (not a subscriber) wants to hold a paper title - can I convert it back to paper and have it issue back to us (I then need to send it to the borrower) and if that is

Yes, you sure can lodge the Discharge of Mortgage through PEXA and request that after lodgement a paper title be returned to your office. You will need to select this option in your Workspace.
Once a paper title is printed it is no longer registered as an electronic title.
Your office will have custody of the paper title and as there is no eCT, there is no eCT controller.
