The details required for this form 20 will be input by the Incoming Proprietor's solicitor when creating the Transfer and the form will appear as a second page when viewing the rendered Transfer. Why then does it show up as also being certified and signed by the seller's solicitor on behalf of the buyer?

I don't have the answer, but am having the same issue with a settlement for today. Will let you know if I'm able to resolve. Cheers, Josh, Foxlaw.

I anticipate PEXA will be taking further steps to address this issue. I received this response from PEXA on my matter:
Our technical team have confirmed that this is an example of PDB-7118, which is a display defect that shows your firm as having signed off on the Form 20 trust details incorrectly. They have confirmed that this is a display issue only since the rendered document format is set by the Land Registry.
When signing off on the Transfer, it is my understanding that you are signing off on the data which has been entered into the Transfer and making the certifications listed on the signing page, not signing off on the 'rendered document' itself. In this sense, the 'rendered document' is not the equivalent of a paper Transfer.
Hope that may be of assistance to anyone else who comes across to this issue before it can be ironed out etc.

This appears to be a PEXA related issue.
I have checked a number of rendered Trust Details Forms with Transfers to Trustees and they only render with the digital signature of the Subscriber representing the trustee transferee:
