Our Vendors' C/T is JT (Husband & Wife) with the Wife's maiden name registered.
She has just done her VOI (AustPost) and that has been done in her married name as all her ID is in that name..
Contract is as per C/T in her Husband's name and her maiden name.
We have requested that she provide a certified copy of her Marriage Certificate for our records and we shall have her swear a Stat. Dec.
Am I required to do a paper Change of Name and have the C/T reissued, or can we PEXA settle on the client's maiden name as matching the C/T?
Let me get this clear, this is the vendor so she will be removed from the title anyway? I would definitely be sighting the marriage certificate to verify that she is one and the same, If she is being removed from the CT I would not do anything further as long as she signs all docs in her maiden name and you have sighted and certified the original marriage certificate.
Yes you are correct, she will be removed from the Title, in an (otherwise) normal PEXA sale financial settlement.

Just wondered how it would all go with LRS trying to "match up" the parties via the VOI on the AustPost portal - could that be a hiccup to settlement?

I think that the LRS would be relying on you that you have verified the identity even if was confirmed via through Australia Post, as far as I know they would not check that unless they performed an audit on your office to ensure you had the correct documents i.e. the marriage certificate linking the customer's name difference.
