I have a PEXA settlement coming up but the Vendor has lost his original title deed. I have a copy of it.
Do we still have to apply for a new original title, as this will only then sit on our file anyway after settlement?
Is there a simpler procedure?

My understanding is that if the title is paper (i.e. non eCT connected to a PEXA subscriber), you will need the original to be able to nominate it to a matter.
Nominating the paper title to a matter on PEXA without the original likely breaches the regulations. The client will likely need to obtain the original, not sure about NSW however in VIC the process is relatively straightforward - application together with statutory declaration and payment of fees.
