I am preparing a Transmission Application within a sale workspace and need to know if I am to lodge the Transmission prior to settlement or are all the documents (Transmission, transfer, Notice of Sale etc) lodged together at settlement?

Apologies for the delayed response. In NSW these can be lodged together, it is imperative to ensure the lodgement order is correct however.

So which name do I use to set up the PEXA workspace? The deceased proprietors name or the executors?

If you are completing a Transmission, you will need to represent the executor/Administrator. If this is being completed in the same workspace as a Transfer you will need to ensure to open the workspace with a financial settlement date and time and invite the Purchasers representative to the workspace. Here is an article that will assist in completing a Transfer for a Wills an Estates matter.
If you are moving the property directly into the name of the beneficiary perhaps you may like to complete a Transmission Direct to Beneficiary. In this instance you would represent the beneficiary and have a signed letter from the grantee authorizing the transaction.
