I need to create a Notice of Death and I have read the help card, but it does not mention for older CTs prior to 2003. I realise I need to send the Certificate of Title and Death Certificate to Land Registry Services, but do they need to both be originals. And if so, does the LRS return the originals to our office once the CT has been amended. Our client is selling his home so I'm assuming the Notice of Death needs to happen on a separate workspace on PEXA prior to negotiating any settlement.

Our understanding is that unencumbered NSW titles that are dated prior to the 1st January 2004 are required to be submitted to the NSW Land Registry to confirm their authenticity and obtain a Production Receipt number due to the absence of required security features on the title. The title will need to be produced to the Land registry along with the e-form found in the link below:
Once produced to the Land Registry, the ‘Production Receipt’ will be attached to the Land Title allowing it to be transacted upon in PEXA. For further information on this process please see the below link:

Thank you for that information. Can I just ask if you need to send the original Death Certificate with the original title deeds to LRS, or is a Certified copy okay? My client is reluctant to send the original Death Certificate as they are concerned it will not return. Also there are 6 Certificates of Title, do I need to do an individual E-Transaction Production Receipt for each title deed?

Please contact LRS for further requirements of any supporting documents to be lodged with the Notice of Death, whether they require original copies, certified copies or neither.
Also if all 6 titles are pre 2004 titles, then yes they will all need to have an individual E-Transaction Production Receipt.
