I want to convert a Paper Title to an E c/t ..can I do this thru PEXA or do I have to attend at Land Vic. The paper title has been lost.

It is possible to convert a paper certificate of title to electronic as part of a PEXA transaction, however you need to be in possession of the paper certificate of title. So in your scenario where the pCT is lost you need to visit the Land Registry.

Hi Ewa,
Assuming jurisdiction is Victoria and you are acting in the role of Proprietor on Title and it is a clear title, once a document has been created in the workspace (eg. transfer) you can create a nomination to the PEXA lodgement case and answer "Yes" to the question: Is the title currently paper? The title will be converted with the lodgement of the nomination.

Following on from your explanation could you also provide the steps of how to convert the paper title to an electronic title as a stand alone transaction, i.e. not as part of a transfer? So that we can just have electronic control of that title.

Hi Sarah,
For the NSW jurisdiction you can create a standalone consent in PEXA and convert a pCT to eCT for a pCT for which you are the holder and the MoT. You will then hold CoRD.

Hi @SarahF,
If you wish to convert a pCT to an eCT as a standalone transaction in Victoria, this will need to be done directly with Land Use Victoria by lodging an administrative notice. There is some more information on their website here about this.
If your practice is in possession of a number of pCTs, arrangements can be made with Land Use Victoria to facilitate a bulk conversion of those (like what the four major banks did in October last year).

Completely understand, @SarahF, and thanks for your support! If it helps at all, we will shortly be able to facilitate transfer of eCT control in PEXA which should provide efficiencies when clients change practitioners, banks have panel firms doing their mortgage processing work, and loans are paid out allowing banks/panel firms to transfer control to a proprietor on title's representative.
