We act for a mortgagee on title in a Victorian workspace. The mortgage was lodged on 27 March 1997.
We've been invited into a workspace to discharge the mortgage for a transfer, however, when we try to edit the party details to act for the party, we can't change the party type option from organisation to individual. It's greyed out.
This is odd, since the mortgagee is definitely an individual and registered the mortgage in their own name. We have a copy of the original paper mortgage that was lodged in 1997, and it does not identify our client as an organisation or company.
I'm assuming that either PEXA or the Victorian LRS has some box ticked somewhere that's been mistakenly set to "organisation", so the PEXA workspace has autofilled it to "organisation" and won't let us change it.
So, it turns out that the VIC LRS had indeed had a box ticked incorrectly somewhere. I submitted a support ticket to PEXA and they contacted the LRS and were able to resolve it within the day. The LRS changed how the party was recorded in their systems and we were able to refresh the workspace and have our client listed correctly.
