Purchaser Caveat

I lodged a Purchaser Caveat on the title following exchange because, at that stage, settlement was to be via paper. The matter has now reverted to PEXA however the Caveat is not showing up on the Title Activity Check (it shows the mortgage then states "Caveat - None") nor is there a participant requirement for Caveator on Title.

I have carried out a title search which clearly shows the caveat as being registered on the title.

Settlement is next week and there are three workspaces linked - HELP!!!

If you have opened the settlement workspace prior to lodging the caveat it won't be showing on the Land Titles Screen as this is a snapshot of the current title status upon opening the workspace. For example, you have opened the settlement workspace 22/08/18 and lodged a caveat 23/08/18 the caveat will not show on the Land Titles Screen.

To check if there has been any activity on the title since the workspace has opened follow these steps:

Go to Land Titles > Scroll to the bottom of the page, on the right you will see 'View Details' in the Perform Title Activity area > View Details > Select the activity period (Hint: Look for Positive Activity) - This will show dealings lodged on the title

 

You should see your caveat in one of the activity periods. If you want this to show on the Land Titles screen you can pay a small fee to resupply the Land Title information to get a recent version but this isn't necessary unless you are required to reflect the updated title information in your workspace.

Thank you for your reply. Do I need to prepare a withdrawal of caveat? It was my understanding that with PEXA the caveat is not withdrawn automatically like it is with a paper transaction. Is my understanding incorrect?
