Hi, Leases are being mandated for electronic registration in SA from 3rd August 2020.
I've just done a test run for a dummy lease and have come up against a couple of issues.
1. When the lease is over portion of the land, we describe the area being leased according to the plan lodged at the LTO - this could be a Filed Plan or a GRO Plan. Eg "Shop 4 in GRO Plan 230 of 1980". Or "Tenancy 3 in FX123456" There is no drop down to use these plan references in PEXA.
2. The dummy lease I prepared I tried to "view" so I could print out the information as it would appear, but there was no ability to view the document. I went into the document and tried the cog it was not viewable. Which means it is uneditable once you close out of it.
Thanks for the post! In the Titles Panel, there is an option to provide details on the part of land (if applicable) via the “Extent” dropdown menu. Clicking on it will expose 3 options, with two of which related to on Part/portion of the Land.
Selecting the ‘Part – Land description’ option will provide set fields for the Lot and Plan details, with options that are approved by the SA Land Registry. If the set fields do not satisfy the details required, then the ‘Part – Other description’ option will provide an open text field for the details to be manually provided.
Once the Document progresses beyond the status of ‘In Preparation’, the ability to ‘View’ the Document will be available after the Document has been verified via Lodgement Verification.
