Here's a guide for Victorian practitioners on how to assess and verify Stamp Duty through Duties Online for PEXA transactions.
Any questions/comments or improvements please post them up.
Note: You must prepare first prepare the Transfer and Notice of Acquisition (NoA) in the PEXA workspace so the status in the Documents page is Prepared. This will populate the unique identification numbers in the Stamp Duty page in your workspace that you will need to link with Duties Online.
Tip: The most common problem for the Stamp Duty ID not populating in the workspace is that the vendor's future address is not input into the Transfer document.
For contracts signed after 1st July 2017, the new Digital Duties Form (Settlement Statement) is required to be signed by both parties before you can complete the Stamp Duty assessment in Duties Online.
How to Verify Stamp Duty
Navigate to the Stamp Duty screen in your workspace, take note of the Transfer # and SRO Transaction ID
Open a new internet tab (leave PEXA open) and go to SRO Duties Online
In Duties Online, hover over the Create option and select ‘Retrieve and claim PEXA transaction’ in Duties Online*
PEXA Document ID = Transfer Number (in PEXA)
Transaction ID = SRO Transaction ID (in PEXA)
Form Number = Settlement Statement ID (Your digital duties form number) then Claim the transaction.
Complete the Duties Online transaction and certify the information in Duties Online.
Return to your PEXA workspace and go to the Stamp Duty tab.
Click the action cog in the Stamp Duty Page and select Verify Stamp Duty.
Refresh the page and the Stamp Duty should be Successfully verified.
Note: If settlement date changes, you will need to go back into Duties Online and re-certify the transaction. You can find your transaction when you search ‘All Transactions’ in Duties Online. Then also Verify Stamp Duty again in PEXA.
*If you cannot see Retrieve and claim PEXA transaction in your Duties Online profile the administrator will need to amend your Duties Online registration to process PEXA transactions.
