Subdivisions in South Australia

Hi all,

 

Will we have the ability to settle in PEXA for SA subdivisions where the new title reference is not issued until lodgement?

I suspect we will still need to settle these physically for the foreseeable future.

Hi Brett,

 

I have good news for you. 

 

PEXA Projects has been specifically designed to assist developers and mortgagees dealing with multi lot developments.   

 

PEXA Projects enables all the pre-work in terms of land registry document and settlement schedule preparation to be completed prior to lodgement of the plan of sub-division and issue of child titles.

 

Once child titles are issues, PEXA fetches registry information using lot on plan data and finalises workspace documents.  

 

There is one limitation today in SA.  If stamping were to be completed using the Parent title, then Stamp Duty Verification would fail in PEXA as PEXA will use the child title. 

 

In the near future, SRO and PEXA will jointly rectify this gap, removing the problem.

That's excellent news @GeorgePolus

So it looks like we will be able to have the new child title reference before settlement.

Any idea on a guideline of how soon the child title must be available before the settlement date?

Hi @GeorgePolus

 

I'm waiting on issue of new titles for a plan that has been deposited by LTO in SA for the sale of one of the allotments in the parent title.

 

I've created a Workspace for the parent title but now that the plan has been deposited, how do I set this up in PEXA defining the Allotment in DP?
