Only settlement workspaces can be linked (you cannot link to a "lodgement only" workspace). Also, transfer instruments can only be lodged in a settlement workspace. PEXA does not have a "lodgement only" option for transfers.
If you linked the Workspaces for simultaneous financial settlement, you would need to have some funds moving from one workspace to the next. All relevant parties would need to be in both Workspaces and although the financial settlement would be simultaneous, the transfers would be lodged in two bundles, so would have different dealing numbers. If there is an incoming mortgagee, the same would apply - you would have different dealing numbers for the mortgages. That might not be possible under the loan arrangements with the lender.
So there's a bit to think through to decide if linked simultaneous settlement is an option here.

We lodged a paper Caveat over 43 titles. When we create a workspace, we can only enter 20 of the titles before being locked out. Is there another way around having to lodge 3 withdrawals on Pexa. ? Am I missing something

just on on this note, I have a settlement at the moment that contains 38 titles. The OSR lodgement cannot be split as it is one contract and as such we couldn’t split the workspace. In this instance, we’re settling in paper but I’m interested to know how this scenario will play out Post 1 May after Landgate’s mandate?

Today a PEXA workspace is limited to 20 titles. We are aware of the need to increase this limit. To that end we have solution proposals for dealing with bulk lodgements where a single dealing or dealing set (lodgement case) may be across any number of titles. However, we do not have a firm date for delivery of this capability right now.
That said, I will certainly include your commentary as input to our feature prioritisation review.
As for mandates, each jurisdiction has exemptions for transactions that are outside of eligibility for electronic lodgement. Dealings referencing more than 20 land titles are one such exemption.
