We have a Transfer transaction in Western Australian and need an OSR code for PEXA.
I have attempted several times to call the WA OSR phone numbers but they are just automated messages and then hang up.
Can you advise how we go about obtaining an OSR code.

Thanks for your question.
Are you registered for Revenue Online? When you register as a user of Revenue Online Lodgement (ROL) you are provided with your unique OSR code. Below is a link which I hope will be useful for you.

Just a reminder that presently, contracts must be within the perimeters for self assessment via ROL, in order for settlement to be completed electronically via PEXA.

I have accessed that page and clicked to register. There is a requirement for a current Landgate agent ID, Settlement Agent number or a legal practicing certificate number. We are an Eastern seaboard lawfirm so do not have a Landgate agent ID or Settlement Agent number. With the practicing certificate number does it have to be a WA lawyer??

OSR is only one of the intricacies you will face in conducting a settlement of WA property. The eligibility requirements for electronic lodgement are different to other jurisdictions. If the transaction is ineligible or "reverts" to paper for any reason our registry requirements for paper settlement are both complex and markedly different from other jurisdictions.
If you are contemplating undertaking numerous transactions in WA it might be worth the investment in set-up & training costs. If not, you might be better off partnering with a WA settlement agent for cross-referrals (FYI Section 44(7) of the Settlement Agents Act 1981 (the SA Act) prohibits any person, including a real estate agent or sales representative, from directly or indirectly demanding, receiving or holding any reward for referring business involving the performance of functions of a settlement agent.)
