There may be situations where the name of the Vendor (Proprietor on Title) has changed since they were registered on the title. For example; they get married, they revert to their maiden name or they change their name by deed poll.
This change in name needs to be entered into PEXA in order to lodge documentation at the Land Registry.

Example:
Maxwell and Margaret Black are selling their property. When they purchased the property, Margaret’s name was registered on title as Margaret Black. Between then and now she reverted to her maiden name, Margaret Smith.
- Create the Workspace.
- Navigate to the Participant screen.
Note: Margaret and Maxwell Black are the Unrepresented Parties.
- Click Edit Party against Margaret Black.Confirm that you represent Margaret.
- Replace Black with Smith.
- Scroll down the Party screen to Party Details.

Note: You will see that PEXA has recognised the name you entered is different to the name currently registered on title.
- Scroll down to Name on Title and select a Justification.
Note: The justification options listed here will vary, depending on your jurisdiction.

- Depending on what you select, a number of other fields may display. For example, you may be required to enter supporting evidence.

- Click Save. You will be taken back to the Participant screen.
Note: You will now see Margaret Smith (formally Margaret Black) represented by Kakadu Property Law.

- Complete the rest of the transaction as normal.
