Login and create new workspace
Important: In R11.0.0, we're going to remove the Actions Cog button from the Participants and Documents screen. This affects the navigation path to select action items on these screens. We will update the help articles soon to reflect these changes.
- Open www.pexa.net.au.
- Login using your PEXA login email and password.
- Click Create New Workspace.

- Jurisdiction = SA
- Role = Incoming Caveator
- Enter Land Title(s) and click Validate
- Subscriber Workspace Reference
- No Financial Settlement
- Request land title data now
- Default Workgroup
- Click Save.
Confirm land title details
- Navigate to the Land Titles screen.
- Review the land title details returned from the Land Registry.
Add Party
- Navigate to the Participants screen and then click Create Party.
- Select I Represent this Party.
- Role = Incoming Caveator.
- Enter Party details, including Party Type, Date of Birth and Current/ Future address.
Note: All parties affected by the Caveat must have address details entered against their Party record via the Participants screen
- Click Save.
Create New Caveat Document
- Navigate to the Documents screen
- Click Create Document.
- Select the Caveator Party record.
Caveator Service of Notice Details
- Select Party and confirm the Service of Notice details are correct.
Titles
- Confirm the correct Land title(s) are selected.
Registered Proprietors
- Select the Registered Proprietors affected by this caveat.
Claim Details
- Select the Claim Category.
- Select the Claim Statement.
- Enter the Date of the claim.
Estate or Interest Claimed and Prohibition (For more information see the article Caveat - Prohibitions and Claims)
- Select the Prohibition.
- Select an Estate or Interest Claimed.
- Click Save.
View Lodgement Instructions and Caveat
- From the Actions column select View to view the Lodgement Instructions and Caveat
Sign
Once the documents are in the status of Prepared and Successful you are ready to sign.

From the Actions column select Sign to sign the Lodgement Instructions and Caveat.
Submit for Lodgement
Once the documents are signed you are ready to submit the documents to your Land Registry

From the Actions column select Submit for Lodgement
