Overview
In WA, you may lodge a Caveat:
- Over a Part of the Land:
- Caveat of a sub-set of a title's lots (parcels).
- Caveat of multiple titles, some whole of the land and some part of the land.
- To some of the registered proprietors.
PEXA currently does not support lodging a Caveat as to an Interest in Land.

Steps
- Create a new Workspace with the following settings:
- Jusridiction = WA.
- Representative role = Incoming Caveator.
- Financial Settlement = No
- Review the Land Title:
It is important to review the Land Titles screen to make sure the information returned from your Land Registry into PEXA is as you expected. To do this:
- Select Land Titles located on the left hand navigation.
- Review the land title details returned from the Land Registry.
Note: If you have multiple land titles to add you can add them here.
- Create Party Details in the Participant screen:
- Select Participants from the left hand side navigation.
- Click Create Party.
- Select I Represent this Party.
- The role will default to Incoming Caveator.
- In Party Type, select Individual.
- Enter Party details; including Party Type, Date of Birth and Current/ Future address.
- Click Save.
Note: All parties affected by the Caveat must have address details entered against their Party record via the Participants screen.
- Create New Caveat Document:
- Navigate to the Documents screen.
- Click Create Document.

- Because you selected the role of Incoming Caveator, PEXA knows you wish to create a caveat.
- Enter details into the relevant fields.
- Click Save.
Note: You will notice that the caveat and the lodgement instructions have both been created.
- You can now Sign the caveat.
- Edit the Lodgement Instructions:
You will need to Edit the Lodgement Instructions to progress your status to Prepared.
- From the Actions column select Edit to edit the Lodgement Instructions. Review the information and click Savestrong>. You can now view and sign the caveat.
- Before you Sign the caveat, it is important to view the rendered document to confirm details. From the Actions column select View to view the Lodgement Instructions and Caveat
- From the Actions column select Sign to sign the Lodgement Instructions and Caveat.
- Wait for the auto refresh to progress the status to Signed and Successful.
- Lodge caveat with your Land Registry
Once your documents are in the status of Prepared and Successful you are ready to submit the caveat for lodgement with your land registry.
- From the Actions column select Submit for Lodgement.
The Document Status for both the Lodgement Instruction and caveat moves to Lodging. Your Workspace is now locked and the documents have been submitted to your Land Registry for lodgement.
When a lodgement is received by the Land Registry, they provide a Dealing Number for the caveat. PEXA will return a status of Lodged for the lodgement instruction and when registered, Registered for the caveat.
Note: You may have to manually refresh to progress the screen from Unregistered to Registered.
Also, the Workspace status is now at Complete and moves to the completed folder in PEXA from the Active Screen on ‘your dashboard’. To view this, navigate to the Workspace Summary screen in the Completed folder.
