Follow the steps below to create a standalone mortgage as a panel member. There are 5 general steps for completing a mortgage. Notice that the PEXA process is the same up until Step 4. At this point, different states require different supporting documents.

1. Create a Workspace in the role of incoming mortgagee
Select the applicable Jurisdiction.
Representative Role: Incoming Mortgagee.
Land Title Reference: Enter your land title reference and hit the Validate button.
Subscriber Reference: This is your matter number or file name.
Financial Settlement: Select No.
Request Land Title Data: Now.
Workgroup: Select the relevant Workgroup.
2. Check the Land Titles
Select Land Titles from the left hand navigation bar and review the information return from Land Registry.
Select Participants from the left hand navigation panel.
Select the blue Participant button and select Create a Party.
Complete the Participants screen as applicable.
Note: The Panel Masters and Frequently Represented Parties functionality is dependent on these details being prepopulated within PEXA by the Panel Master and/or by your Subscriber Manager.
4. Create your Mortgage Document
Select Documents from the left hand panel.
Select the blue Create Document button and select Mortgage
5. Edit, Lodgement Instructions, Sign and Submit Mortgage
On the Documents screen, select Edit from the Actions column against the Lodgement Instructions.
Review the information and click Save,
Verification will now automatically be carried out between PEXA and the Land Registry. PEXA will automatically refresh once information is received from the Land Registry and the Document and the status will move to Prepared and Successful.
6. Verify and Sign Documents
From the Actions column against any of the Documents and select Sign.
You can view the documents by clicking on the View button.
Once the documents are in a status of Prepared and Successful select Sign
Note: If transacting in Victoria a Nomination must be signed and lodged prior to signing and lodging the Mortgage Document.
7. Submit your mortgage with the Land Registry
From the Actions column select Submit for Lodgement.
At lodgement your document will be date and time stamped (local time) and a Dealing Number will be issued for the Mortgage. Click anywhere on the document panel to view the Dealing Number.
