As an Incoming Mortagagee, the DA is generally sent at

  • During Assessment phase- prior to Customer Loan Doc Prep

As the Outgoing Mortagagee, the trigger for discharge process is

  • Receipt of the DA via email noted in email address section AND PEXA Invitation for related property

SLA for processing DA

  • Minimum 10 working days from receipt of DA and PEXA Invitation for related property (require both for processing and cannot complete one without the other)
  • Complex Variations may require longer

Other information/Requirements

  • 1. Refer to the customers Loan Statement as Westpac may appear as Mortgagee on Title, and be a St George/Bank of SA/Bank Of Melbourne originated debt
  • 2. DAs uploaded into Doc Hub do not currently trigger our assessment process. We rely upon the form being received, indexed & sent to our Discharge Team for assessment.
  • 3. This email address links directly into our business system where the forms are indexed & directed to our Discharge Team for assessment. This is not an email address that is manned or responded to.
  • 4. Private Bank and Business Customers should refer directly to their Business Relationship Manager
  • 5. Whilst we have FMS acting for Incoming Mortgagee, Discharges are completed in house and FMS do not have visibility of these requests

Gotta love the consistency - not!

I for one object to the increasing expectation that its the conveyancers job to obtain the Bank's form from the Bank, get it completed/signed by the Bank's client & send it to the Bank.

The Bank should own this part of the lending process, not fob it off to the conveyancer.

When there is one security property/one loan DA's are relatively easy to complete. When they are more complex the borrower needs to discuss with their lender, not the conveyancer.

Banks - take some ownership!

Totally agree- one generic discharge authority .. giving Bank contact details, authority to deal with us & they contact proprietor.  None of this  “the d/a is out of date by 6 months”   Or wait days for the lender to email you an authority or getting elderly people into you office to help them online (because the branch closed down in your rural area a few years back)..

They could bring on a "national mortgage" but not a national discharge authority ?

I simply hate getting elderly people in my office to complete the "online discharge authority forms"

We are all after the same thing - a Discharge of Mortgage from a lender - it cant be that complex ?  

If it is that complex - then they should be getting the Banks to do them ...

Hi @goolwaconveyancing 
I seem to recall that some years ago the banks (ABA?) tried to develop a national template but talks stalled when they couldn't agree whether to call it a  "Discharge Authority" or "Authority to Release" Smiley Happy
