Transfer - Sale (Mortgagee on Title)
How to initiate a Sale Request
Galilee requests that the practitioner sends the Discharge Authority directly to the Lender. Note that the Lender is not part of the PEXA Workspace when Galilee is acting on their behalf.

Galilee requires 5 days from receipt of instruction to the receipt of security packet.
PEXA Invitation Request
Galilee will accept the invitation the same day it is received.
• Please ensure the PEXA invitation is sent as early as possible or at least 15 days prior to settlement
• Settlement days set shorter than 15 days may impact settlement times
Preferred Settlement times: (AEST/AEDT) Galilee’s preferred settlement time is 12pm onwards.
Requested information to include in the PEXA invitation:
• Galilee Reference (if available)
• Mortgagor Names
• Lender Reference (loan number)
• Address of security property/s
Settlement Date Acceptance
Galilee will accept the booking time and date upon receipt of the security packet and executed discharge of mortgage (where applicable) from the Lender.
Galilee requests at least the following business days' notice to book a settlement:
• Four business days' notice
• Citibank – 2 business days’ notice
• Bendigo and Adelaide Bank – 3 business days’ notice
Failure to meet the above timeframes may impact Galilee’s ability to settle on the preferred settlement date and time.
Galilee Payout Process
• Payout figures are usually loaded 2 days prior to settlement
• Final Payout Figures are confirmed on the morning of settlement by 10am
• Please do not escalate unless final payouts are not in the PEXA workspace post 11am the day of settlement
Surplus Funds
Galilee does not accept surplus funds. If you require surplus funds please contact the Lender directly prior to making a settlement booking.
Transfer - Purchase (Incoming Mortgagee)
How to initiate a Purchase request:
Galilee cannot accept the invitation until receipt of instructions from the Lender. NOTE: Acceptance of the workspace invitation is not an indication we are ready to book settlement.
Galilee will provide a letter to the Borrower’s Solicitor/Conveyancer advising the settlement requirements.

Preferred Settlement Times (AEST/AEDT)
Galilee’s preferred settlement time is 2pm onwards.
Please note: On settlement day, Galilee requires lender funds to be cleared in their trust account to be able to verify for funds for settlement.
Transfer of Land (TOL)
Please ensure the TOL document is prepared as soon as possible, preferably at the time of workspace creation, or at least 5 business days prior to settlement
Please notify Galilee if a change is made to the TOL as we will need to verify the information against our clients’ instructions and cannot proceed to settlement until confirmed.
Funds Available for Settlement
The source funds are uploaded to the PEXA workspace when settlement is booked.
Requirements before Booking Settlements
All executed loan and mortgage documents must have been received before booking a settlement. Refer to the initial letter for the Lenders settlement requirements.
Total Funds Required for Settlement
• Please provide total funds required for settlement as soon as possible or at least 2 days prior to settlement
Galilee provide the available loan funds for settlement. There may be different requirements depending on the lender.
Settlement Date Acceptance
Galilee will accept the time and date when all Lender requirements have been satisfied.
Galilee requests at least three business days' notice to book a settlement.
Failure to meet the above timeframes may impact Galilee’s ability to settle on the preferred settlement date and time.
Loan Proceeds
Loan Proceeds will be finalised and confirmed by Galilee when the loan funds are received in our Trust Account
Note: Late receipt of executed loan and mortgage documents, supporting documents and satisfying pre-settlement conditions can impact this timeframe.
Shortfall of Funds
Galilee may hold authority to debit a borrowers account for shortfall funds depending on the lender.
• ME Bank – only existing ME Bank accounts
• Pepper – authority NOT held to debit
Day of Settlement
Galilee will sign off the mortgage documents and lodgment instructions prior to or on the day of settlement. The financial settlement schedule in the workspace will only be verified and signed once funds have been received (usually after 12pm) from the Lender.
