When nominating an eCT to a paper instrument, we recommend that you always prepare the Nomination in the role of CT Controller.
Where a title is an eCT and the transaction is to occur in paper, you will need to nominate the eCT to a paper instrument. By nominating an eCT to a paper instrument, the CT Controller is providing “consent” for the eCT to be transacted in the paper channel.
Some important points to note:
You must ensure you are the current CT Controller
If you are not the CT Controller, first process a request for CT control via the Transfer of CT Control document in PEXA
Once you are the CT Controller, create a Workspace in the role of CT Controller for the Nomination
As no registry information is returned to the Land Titles screen when in the role of CT Controller, no PEXA Fee is applicable
Continue to create, sign and lodge the Nomination document via the Documents screen
Note: Ensure you select the most appropriate answer (Yes/No) for the question "Do you wish to retain eCT control/electronic control of the title after the transaction"
New Fee – 5 Oct 2017
From October 5 2017, if you nominate an eCT to a paper instrument in a role other than of CT Controller (e.g. in the role of Proprietor on Title or Mortgagee on Title), PEXA will charge you a fee as PEXA will return registry information to the Land Titles screen. This fee will be direct debited from your account following successful lodgement. Please refer to the PEXA Pricing Schedulefor the most up-to-date fee information. If you do not require registry information, we strongly recommend that you complete the Nomination in the role of CT Controller.
