STEP BY STEP:
Create a Workspace in the role of Proprietor on Title. Note: the Workspace will require a Financial Settlement even if the transaction is non-monetary. This is because the PEXA fees, lodgement fees and Stamp Duty (if applicable) will be paid at settlement.
Check the Land title
Represent the parties:
On the Participants screen you will see the Executors/Administrators listed as Unrepresented parties.
From the Actions column, select Edit Party next to each party and then complete the party details.
If you represent the beneficiary, an additional role of Incoming Proprietor to the workspace. This is completed via the Workspace Settings screen in your workspace. For a step-by-step of this process, click here.
In the newly created Incoming Proprietor role, select Create Party, and create the party who is beneficiary
If there is aMortgagee on Title/Incoming Mortgageeyou need to invite them to participate in this Workspace by selectingInvite Participanton theParticipantsscreen. Where the beneficiary is represented by another practitioner, also select Invite Participant to invite the practitioner to the workspace.
Navigate to theDocumentsscreen, SelectCreate Document>Transfer
Complete the information on the Transfer. In NSW aNotice of Saledocument will need to be completed
Complete the Stamp Duty
If the title is unencumbered, you will need to complete aConsent NSW. This will be completed via the Proprietor on Title role.
