This article shows you how to complete a transfer where the tenancy is Tenants in Common with a Joint Tenant inter-se.
Important: In R11.0.0, we're going to remove the Actions Cog button from the Participants and Documents screen. This affects the navigation path to select action items on these screens. We will update the help articles soon to reflect these changes.
You have created a Workspace.
Ensure all parties are correctly represented.
Create the Transfer document:
Navigate to Document > Create Document > Transfer. All Proprietors on Title are listed as Transferors on the Transferor Details panel.
On the Tenancy Details panel, select Tenants in Common as the Tenancy type.
Select the action cog next to one of the parties who is to hold the title jointly, then select Remove.
Select Cog > Add Joint Tenant for the party on screen who is to hold the title jointly. Note: A new row is created with the Share as Held jointly.
In the row where the Share is Held jointly, click on the Please Select field and add the party who is to hold the share jointly. Note: Complete these steps for all parties who will hold the title jointly.
Complete the remaining details in the Transfer.
Save the changes.
You will now see all the parties listed as tenants in common with Held Jointly beside the tenants who will have joint tenancy.
