I wanted to suggest as more and more Conveyancing Settlements for Apartments and Townhouses occur, PEXA have an email alert to Send to Strata Managers before Settlement (alerting a change of ownership is to occur - 7 days out from settlement) and then at Settlement - confirm Settlement has been completed and advise the Strata of the new owners email and contact no's and where the new Levy notice to be forwarded to, after Settlement!

Dear Thaqalian: Yes you are quite correct about the Strata Legislation - about changing names on Strata Rolls only through the use of the S118. I have encountered this idea before.
My idea or suggestion is to be a two pronged attack and facilitate better communication with Strata Companies and the address where to send the NEW Levy Notice after Settlement - which seems to be a thorn in the flesh from time to time.
Yes Legislation is correct, but through use of additional communication, if a dispute were to arise - equity would surely come to the rescue where express, implied and Constructive notice was issued and Strata Company should have woken up and took notice rather than brush it away based on Legislation - which i feel will eventually change as this is based on an archaic paper system.
Do not get me wrong - i do value your comment and only want what is best for the Purchaser in this Strata Situation.
