I've just learnt (the hard way) that PEXA does not notify subscribers if a positive TAC identifies activity prior to the date work space (WS) was created.
This is despite the fact that Service Charter states:
PEXA will promptly provide a notification to the Subscriber if the Title Activity Check indicates activity on the Land Title Reference. Notification will include details of the document type and dealing number of any new activity on the Land Title Reference.
PEXA Support advised that a Title Search should identify activity prior to WS creation.
However, if I order search of Title today, don't open a WS for a fortnight & the first TAC identifies activity in that fortnight PEXA will not provide notification.
Am I therefore expected to search Title immediately prior to opening a WS?
PEXA - your Service Charter says you will notify subscriber if a TAC identifies activity. Please honour your agreement & provide notification (even if the activity is prior to date WS was created)!

Hi Marcus
I don't understand the issue - when opening the workspace and inputting title details, PEXA provides title details as at that point in time. Meaning if there are other proprietors/interests registered on the title, caveats, etc. they are shown.
Any recent activity will be shown on the title (unless an interest was for example registered and then removed prior to creating the workspace).
Can you please provide any further details regarding the issue to help us identify where the risk/problem can arise?
Regards
Nick

Hi @MarcusLiley , after you add the title to the workspace the Title Activity Check should identify any activity that occurred in the last 60 days. I opened a workspace recently and received an email notification regarding positive title activity for documents that were registered two days prior. This was for a Vic security though, which jurisdiction were you in?

Hi Marcus,
Nick is correct about details appearing on title.
In addition, when PEXA receives land title data into the workspace from the Land Registry, PEXA immediately initiates a Title Activity Check (TAC) seeking for notification from the Land Registry of activity on title for the interval; Date of Registry Information receipt less 60 calendar days.
If activity on title is detected, the Title Activity segment at the bottom of the Land Title data screen will show that a Positive TAC has been received. From here, the user may navigate to identify:
PEXA always then allows for Information Re-supply which refreshes land title data.
Please let me @GeorgePolus know if you have more questions or if you believe you have identified an issue.
Regards,
George

Instructions for unconditional contract received 18/9/18. Search showed Mortgage to CBA.
Incoming Proprietor opened WS PEXAxxx 19/12/18. TAC same day showed activity 30/10/2018 (lodgement of Memorial). I was invited after TAC
No subscribers were provided Notification of positive TAC.
You could argue that (because 3 months had elapsed since search) both Subscribers should have ordered a fresh service prior to opening WS.
However, the point is:
FYI I'm in WA.

Hi Nick
In WA PEXA does not show interests registered on the title, caveats, etc.
We have to obtain a search from Landgate to obtain that information.

Hi @MarcusLiley
You mentioned something about the Land Title screen in WA not showing registered interest like caveats etc... Strange since mine does.
You are right about the suggestion of improving the subscriber UX, it should REALLY warn &/ flag the fact of recent +'ve activity even prior to WS opening. NOT Hidden below the scroll line!
Perhaps that would be obsolete in the PEXA plus marketplace when PEXA is supplying the WA Title search on workspace opening...

@Karolidis_and_Co i misunderstood your comment. Yes @DMc , encumbrances do appear in the Land Titles tab/screen.
@AngellaC has rung (thank you) & reinforced the need for all practitioners (when opening or accepting invite to WS) to check the details in the Land Titles tab and compare them to the details on Landgate search of Title - something I've obviously not been paying enough attention to! Lesson learned.
