Batches of Residual documents are being built into electronic documents -called Structural Residuals (Covid has delayed the release)
A Severance of Joint Tenancy is a Structural Residual - it is electronic document but you need to attach evidence to the dealing in this case a Statutory Declaration – statement for notice of severance.
When working with any residual or structural residual documents always refer to the Registrar Generals Guidelines on what is required to lodged the specific dealing.

Hi Vesna, I've followed all the instructions in the help card for the registered proprietor for whom I act and who wishes to sever the joint tenancy, but PEXA won't let me attach the stat dec to the Transfer as the transfer errors say "invalid tenancy type". Please can you tell me how to resolve this error?
Also, do I create the Consent or invite the mortgagee (CBA) into the workspace to create the Consent? There's no reference to the Consent in the help card but the Lodgement Instructions have returned an error that says "invalid consent".
