We’ve enhanced the Participation Request functionality so that Mortgagees on Title can respond to bulk Workspace invitation requests via the new Participations Request feature in PEXA Exchange.
Sending participation requests
Previously, a Proprietor on Title had to send individual Workspace invitations to the Mortgagee on Title requesting them to join the Project. The Mortgagee on Title would receive both the individual Workspace invitation and the participation request. Now, you are no longer required to send individual Workspace invitations. Instead, the participation request is automatically sent to Mortgagees on Title in the following ways:
Upon saving a Project When a Proprietor on Title defines the Mortgage details on the Projects details screen, then a participation request is automatically sent to the Mortgagee on Title if there are existing Workspaces for the Project.
Via the Bulk Upload Workspaces tool If a Mortgagee on Title is defined in the Projects and the Proprietor on Title uploads a Workspace to the Project via the Bulk Upload Workspaces tool, then a participation request is sent to the Mortgagee on Title in PEXA Exchange.
Receiving participation requests
When a Mortgagee on Title receives a participation request, the request can now be easily identified via the new PR notification on the top navigation bar in PEXA Exchange. Whenever a new participation request is received, it appears as a notification here.
Simply click on the PRs link to view all outstanding participation requests. Upon selecting an outstanding Project to view, the mortgagee can view a summary of the request and then respond with the option to either Accept, Forward or Decline the participation request and its associated invitations.

As part of the Participation Request enhancement, members are now able to act on both sides of the transaction. Proprietors on Title are now able to add themselves as a Mortgagee on Title when creating or editing a Project:
By adding Mortgage details to the project, PEXA automatically sends a participation request to the named mortgagee. The subscriber then logs in to PEXA Exchange as Mortgagee on Title to either accept, decline or forward the request.
A member who has not been activated for PEXA Projects can now self-activate their account for PEXA Projects. When the member is directed to the PEXA Projects URL, they are redirected to the self-activation page.
To self-activate an account in PEXA Projects:
On the self-activation page, click Activate.
Choose a Projects Subscriber Role to determine your role in the Project:
Single role – select either Proprietor on Title or Mortgagee on Title.
Dual roles – select Both and then select a default role for logging into PEXA Projects.
Agree to the terms and conditions. You’ve now activated your account and should be able to log in to PEXA Projects as a subscriber.
Note: If the member has opted for both roles, they can switch roles between Mortgagee on Title and Proprietor on Title within PEXA Projects.
