PEXA is pleased to present a minor release of the PEXA System, Release 12.1.0, scheduled for business go live 03 August 2020.

UPDATE: There is no expected outage during the rollout of this release.

 

Key Highlights

  • Introducing land title address lookup service (QLD) (Updated 31 July 2020)
  • Ability to sign a Discharge prior to lodgement verification (ALL)
  • Ability for all Workspace participants to view a Priority Notice (QLD, NSW, VIC) (Added 9 July 2020)

 

Other Highlights

  • Lodgement verification is automatically triggered for a Consent (NSW)  (Removed 10 August 2020 - feature release date TBC)
  • Lodgement verification is triggered before stamp duty has been completed (SA)  (Removed 10 August 2020 -feature release date to be TBC)
  • Ability to attach documents to a Settlement Notification (ALL) (Updated 4 August 2020 - link to help article)

Introducing land title address lookup service (QLD)

Note: This feature will go live to QLD members on Wednesday 5th August.

 

We’re introducing a QLD land title address lookup service. With address lookup, the address field automatically populates and refines as you type, allowing you to quickly and efficiently search for a valid address without having to type in the full address.

QLD will be the first jurisdiction to benefit from this exciting initiative, with other jurisdictions to follow.

How it works

To use address lookup functionality, navigate to the Land Titles screen, then click the Add Address button; the new and improved address entry screen displays. Start typing and a list of suggested addresses will appear that you can select from via the drop-down. Continue typing the address to further refine the search results.

If an address can’t be found using the lookup, then you can enter the address manually by clicking the link beneath the results.

Trigger search with one click

Selecting a Smart Search suggestion will now trigger the search straight away and take you to your Workspace faster.

(Referencing PEXA PERF-718)

Ability to sign a Discharge prior to lodgement verification (ALL)

As of this release, Mortgagees can sign their Discharge of Mortgage prior to it undergoing Lodgement Verification. This means that you’ll no longer have to wait for other participants in the Workspace to progress their documents prior to signing off on your Discharge of Mortgage.

 

 

(Referencing PEXA LS3-4352)

Ability for all Workspace participants to view a Priority Notice (QLD, NSW, VIC)

From this release, all participants in a Workspace will be able to view Priority Notice documents. This will save you having to request or send copies of Priority Notices by email.

Note: Extension of Priority Notice and Withdrawal of Priority Notice documents are excluded.

Ability to attach documents to a Settlement Notification (ALL)

We have extended our Settlement Notifications feature to allow you to upload and attach files. These files will be included in the emails issued when your transaction settles. As an example, you'll be able to send a real estate agent an 'Order on the Agent' pdf.

INTRODUCING LAND TITLE ADDRESS LOOKUP SERVICE (QLD)

Which screen(s)/action has this functionality been built for - is it when creating a workspace, generating an NMF?

Hi @LLW , 

It will only be in the Land Title screen for QLD jurisdiction, when you click on 'Add Address'. 

Please see image below and I hope this clarifies it for you. 

 

Note that this will not be available at R12.1.0 Go Live but shortly after and we will ensure to provide updates on our Release 12.1.0 Notes.

Hi @LLW, 

If by optional, you mean the workspaces/transactions does not require an address then yes the address is optional.  For workspaces/transactions that have a transfer for example will still need an address.

Hi 

The auto-item selection no longer works with the updated 1-click search. e.g. when typing/pasting a PEXA ref, "Workspace ID" is no longer auto-selected as the search item type. Was this intentional to be removed as part of the the 1-click search update? Thanks!

Thank you for bringing this to our attention.  

We have looked into this and you are correct, as part of implementing the 'TRIGGER SEARCH WITH ONE CLICK', we have unfortunately remove the auto default when a Workspace ID is entered.  We are rectifying this as I'm typing this and we hope to have this remediated over the next couple of days. 

We apologise for the inconvenience but we thank you for your understanding.

In the provided example will each party be notified as CC recipient, then by extension- if Private Notification is ticked then each party is BCC'd?

Hi @DMc,

Glad you like the new feature!

Each recipient specified in the recipients section receives their own email, with the PEXA user cc'd.

If you enter multiple recipients, they won't be cc'd in each others emails. They just get their own email.

On the private setting, this hides the settlement notification from other participants in the workspace. The recipients already get their own emails, so no need to hide these from each other.

Just to clarify each recipient is already BCC'd except for the intended (To: ) with the Subscriber CC: 'd.

 

Rather than Subject reading as "Settlement Notification (on behalf of ...)"

Is there a way to modify the Subject to instead read as the Property address, and subscriber Reference would like to include Status ie {Settled-Delayed-Failed...}? 

 

Looking forward to a secure portal delivery, instead of email. Smiley Very Happy

This is really a great result.

 

It is an example of a full team approach when Subscribers really do have a voice and PEXA took up the request and ran with it.  Thank you.

 

Now to push the envelope a little, and we all like a challenge -Smiley Happy

 

In the circumstances of Transmission and Survivorship Applications, we still have to draft a standalone Notice of Acquisition Smart Form on the SRO website.  Will a NOA be generated in the Workspace (as for transfer workspaces) at some time in the future for these types of documents.

Hi @cstewart 

This is something that we have been looking to provide to the workspace. NOA's for Survivorship and Transmission. 

We are currently looking the options and working through the prioritisation. 

We will let you know as we progress with this initiative.
