PEXA is pleased to present PEXA Minor Release 16.1.0, scheduled for business go live 06 August 2022.
Highlights
Where a Proprietor on Title party hasn’t been specified as either an individual or an organisation (and are instead marked as ‘indeterminate’), they will appear as a blank entry in the Transferor Details section of the Form 24B. This prevents you from saving the document and progressing the transaction.
We’ve added a warning banner on Form 24B to guide you to mark your party as either an individual or an organisation before your transaction can proceed further. This step needs to be performed on the ‘Edit Party’ screen.
(Single Indeterminate)
(Multiple Indeterminate)
This is a small part of a larger change to make the date of birth optional on the party screen and mandatory in the Form 24B, which will remove barriers to getting Queensland workspaces ready. The larger change will be in R16.1.1 (September release).
(Referencing PEXA FS-10368)
The scope for a Transmission in QLD has now expanded to allow Tenants in Common titles.
This means where a Tenant in Common is deceased a Transmission can be lodged to appoint a Personal Representative. Previously the lodgement instrument was only available for titles with a tenancy type of Sole Tenancy.
(Referencing PEXA LST-562)
(Update: This enhancement has been deferred to R16.1.1 - 3 Sept)
The Caveat in WA under the Claim Category for Lease will now have a new Statement of Claim option of “Lease for the following Lease Term with the following Parties and Date with an option to renew"
The Lease Term field now shows the label “Lease Term and Renewal Term” to reflect the fact that a renewal period can also be entered in this field.
(Referencing PEXA LST-1883)
When PEXA automatically updates the Responsible Subscriber, we will now also update the Client Reference in the Lodgement Instructions to match the Responsible Subscriber’s Reference.
This will ensure that if you are requestioned the Land Registry will use this information to assist you in identifying the file.
(Referencing PEXA LST-2630)
We are working to ensure that despite changes to settlement, linked workspaces settle together as initially intended.
With this in mind, workspaces will retain the links in both Linked Settlement and Linked Lodgement workspaces, following settlement failure or when settlement date and time has cleared (after reaching 5pm AEST/AEDT).
(Referencing PEXA SETT-11790, SETT-11791)
The Auto Calculation of surplus feature will be expanded such that Proprietors on Title may use this feature in workspaces where there is no Mortgagee on Title. Additionally, the feature will now also be available at the time a Vendors Funds destination line item is created.
