PEXA is pleased to present the maintenance release of the PEXA System, Release 8.0.1, scheduled for business go live 11 June 2018.
Key Highlights
We are introducing the ability to seamlessly move between the PEXA platform and the e-Conveyancing Community using one set of PEXA credentials. This feature will be introduced as a beta. We will post more information on the community on June 16 on how to be involved.
Single Sign-On (SSO) means you will no longer need another set of credentials to sign into the Community. While you’re in the PEXA platform, you can now easily open the Community where you’ll be able to keep up to date with new product releases and functionality, complete the PEXA Certified program, connect with and ask your peers any questions about PEXA and the wider e-conveyancing Community, and much more.

From release R8.0.1, lawyers and conveyancers will be able to create Individuals as Frequently Represented Parties. This will streamline the process of creating parties as well as auto-representation of on-title parties, which is particularly useful in large developments.

The existing Frequently Represented Parties functionality for Organisations has been updated to cater for Trusts. In addition, the newly built Frequently Represented Parties for Individuals will also cater for Trusts. The Trust information saved against the Frequently Represented Party record will now pre-populate into the Workspace when creating parties and auto-representing on-title parties.

We’re making it easier for you to distinguish between general file types and attachment types when uploading files to the Workspace. The items in the File Description is now grouped into categories of General Files and Land Registry Attachment Files. This makes it easier for you to find the right file when uploading a file.

In addition, we’ve also added a new menu item–Others–to the File Description drop-down menu. This option allows you to enter a custom file description for an uploaded file. The description you enter is visible to other members in the Workspace.

The QLD Transfer has been updated to capture Trust Details of a Transferee proprietor group that is to hold the Title in a capacity of Trustee.
On the Tenancy Details screen, a new option Are any proprietor groups in this document acting as Trustee? is available.
Changing the default from NO to YES, indicates that at least one Transferee is to hold the Title in the capacity of Trustee.
Note: You will be required to continue with the practice of supplying the Trust Name in the Form 24A.
Note: If you use PEXA to complete this type of transfer in QLD, you will not be required to register the Deed of Trust with the Land Registry. The incoming Mortgagee may view the form 20, which is appended to the transfer, if they wish to view the trust details.

PEXA has added more support around Transfers in Victoria. Transfer of Interest can now be assigned to an Interest Type of Mortgage or Annuity Charge. A Transfer of Interest allows an Interest such as a Mortgage or Annuity to be transferred from one Interest Holder to another.
A new role is added to let VIC Subscribers deal with Annuity Charge. When creating a new VIC Workspace in PEXA, select To deal with an interest under Representative Role. Multiple interests can be transferred in one Transfer transaction.
Note: A Transfer of Interest (where the interest type is a Mortgage or Annuity Charge) does not require a supporting Notice of Acquisition nor Duty Assessment.

New to this release is the ability for VIC subscribers to lodge a Transfer by Third Party transaction in PEXA.
A Transfer by Third Party (also known as Transfer by Mortgagee) document lets a Mortgagee of a Mortgage or an Interest Holder of an Annuity Charge become the Transferor in a Transfer.
When creating a new VIC Workspace in PEXA, a new role – To deal with an interest – is available under Representative Role. This role allows VIC subscribers to deal with Annuity Charge interests.
Note: A Transfer by Third Party requires a supporting Notice of Acquisition and Duty Assessment.
