Producing a non-CAC Title in NSW for a PEXA Transaction when representing the Vendor
In order to conduct a PEXA transaction with a title that does not feature a CAC (Certificate Authentication Code), the title must be produced at LPI. This is an added layer of security to ensure the title is authentic before transacting on PEXA. The PEXA platform requires you to enter either the CAC code in PEXA when creating the Consent document when acting for the Vendor. If the title is pre-2004, it will not have a CAC and instead, a Production Receipt Number will be required.
When producing the title, there are some important things to note. You must detail the specifics of the transaction for which you are producing the title - it is not sufficient to write "PEXA Transaction". See example below and be sure to pass this to your agents for use when producing the title on your behalf.
