Hi - Early in 2020 PEXA enabled us to lodge paper documents for Victoria via the residual documents mechanism. At the outset there was a requirement when creating the workspace that we identify the relevant title as being 12198/325 (for documents that could not be lodged via SPEAR). Having come back to this I note that there are new instructions for the residual documents process, seemingly largely driven by its extension to NSW. There is no mention of having to use the special title reference for that purpose. The old instruction, however, still exist in the help system.
Could someone please clarify whether, when using the residual document scheme to lodge paper dealings in Vic we are still required to create the workspace using the 12198/325 CoT or has the process been updated to permit use of the title reference of the property actually being dealt with?

When lodging a S104 paper residual document in PEXA for VIC, you will still need to use the generic title particulars (either 12207/425 for anything SPEAR/Subdivision related or 12198/325 for all other paper lodgements). All of the information relating to VIC S104 is available here and we will keep this article up to date should any of the details change.
Anything NSW related will be specific to their Land Registry and won't have any impact on the VIC process.
I also recommend, if you are not already, to sign up to the VIC Land Registry Customer Information Bulletins, which will highlight any changes from their end. It's a great resource and you can browse past Bulletins on their website here.
