Hello DSCLawFirm,   Hope you are well.   When working with Residual Documents always check the Registrar General's guidelines for the specific requirements of the dealing.   I have attached the RG guidelines for a Transfer severing a Joint Tenancy: https://rg-guidelines.nswlrs.com.au/land_dealings/dealing_requirements/transfers/transfer_severing_joint_tenancy   We have also created a Help card and attached (on the right hand side of this reply), that can guide you through the process of setting it up on the platform. Hello Melissaajg,   The stamp duty interest is updated when the documents are verified or morning of settlement or if a participants triggers a manual verification. The stamp duty does not continuously update each day hence the discrepancy in figures.   To trigger a manual stamp duty verification please go to the Stamp Duty tab, click the action cog and select verify duty. Hello DebbyJJ, A "Transfer of Lease" is out of scope at the moment and will either have to submitted as a Residual document or lodged in paper to NSW Land Registry. Please note residual dealing and fully electronic dealing cannot be mixed in the one workspace. Hello RachelG,   Batches of Residual documents are being built into electronic documents -called Structural Residuals (Covid has delayed the release) A Severance of Joint Tenancy is a Structural Residual - it is electronic document but you need to attach evidence to the dealing in this case a Statutory Declaration – statement for notice of severance. Hello,   Currently you can only lodge a Transfer of Lease as a Residual document - that is create a paper Transfer of Lease, sign & stamp it and then scan &save it as a PDF through PEXA & send it to NSW Land Registry or hand the paper work straight to NSW Land Registry. Hello Jackio, There is an NSW LRS exemption for this type of scenario (5.4) as there are more than 20 titles on the one dealing. Hello Amanda, Once the Transfer has been registered the Certificate of Title will issue with those details noted on the Transfer. The only way to amend the details is to lodge a Change of Name. Hello Kiera,   The same rules apply to paper settlements as they do with electronic settlements. Hello,   As a Vendor you can nominate any Australian account to deposit funds into, not just your own. This is very common in family law matters where there maybe any number of beneficiaries or other parties which may require funds from the proceeds of the sale.   Always ensure that the BSB and Account details have been verified - do not rely on an email as the source of truth. Hello Chao,   We have found this year it has become a little more common for NSW Land Registry Services to randomly complete manual examinations not just for the more unique matters.   NSW Land Registry Service level for 2019 : Dealings actioned • New documents: 70% within 2 business days • New documents: 100% within 5 business days   While most of the Lodgements will be electronically processed you will see from time to time the documents are queued to be manually examined.   Each document is however given a dealing number immediately and no other dealing can jump the queue till they are processed.   Cheers Vesna ... Hello Gordon,   In NSW the Lessor and the Lessee need to be represented to proceed with registering the Lease electronically. If the workspace is proceeding - yes the Financial institution will need to be invited as Consentor to the workspace & documents created within. The Cord Consent you are holding would be advising the Land Registry you are lodging a paper lease. Hello Natalya,   The Land Registry register a certain percentage of documents manually and this is probably one of those cases. Hello Louise,   Previously the  Transfer (01TWC) "without monetary consideration" was out of scope - only a the standard Transfer (01T) was in scope. However there have been enhancements made and now where titles have  "Tenants in common" or "Sole Tenancy" and are transferring all or part of their share a Part Tenancy Transfer can be used regardless if there is consideration or not.   Where the title refers to Joint tenants and changing the ownership, some scenarios can be processed in PEXA while other will need to be processed on paper as it may cause an error with the Office of State revenue. In these circumstances please contact your PEXA Direct Specialist or Support team to go through the specifics with you to help determine the best way to proceed.   Thank you for your understanding as we continue to improve the platform and work with Office of State Revenue and the NSW Land Registry to increase the different types of transactions that can be electronically processed. ...
