We are acting for our client ( mortgagee) who is letting her son pay of a property she owns. This  is in NSW. The son is with another solicitor. Contracts & mortgage documents have been exchanged. my question is do I just register the mortgage document for our client ( Mortgagee)? Deceased Estate

I have a deceased Estate with the executor named in the Will who has now been put on the Title Deed. This land  recently went to auction, I have put the purchaser successfully on Pexa but I've tried to put the proprietor (the  executors name who now appears on the said Title) but when I try to create party for this I have trouble . If I use person of interest....this comes up with suggestions not pertaining to what I want, If I use the proprietor is deceased ( which the actual proprietor is ) it comes up with the executors name ( which is on the Title) . Transfer 2 titles (intergenerational)

This Transfer was supposed to have occurred several years ago but as we have discovered the Transfer  was never signed. We are acting for 2 brothers, one Vendor, 1 Purchaser, although this is a intergenerational transfer with no money involved. I have the Titles but there is no authentication code ( obviously they were prior 2004). So, do I put all the info of both brothers on pexa workspace then do I submit the Title deeds with a E- Transaction Production Receipt to LRS ( does this go through SFR or directly to LRS) then do they reply back to me then I submit new info on Land Title screen and details will update. Is there any thing else I need to do? ... View more

We act for the purchaser & the date on the Title search is 18/7/2016. Do I tick the box that a Transfer is needed & do they send me the new Title. I just remember something about Titles prior to 2004 ( I think ) had to be marked somehow & kept in the clients file. Anything more recent was not required to  be sent on for Title to be in purchasers name.   Same question ( but a couple of differences) we are acting for Vendor, our client owns the property outright, but the purchaser is using a Bank I am setting up a new workspace for this matter , so I would tick Transfer needed and post on the Title to their Bank ? ... Am I correct in saying I can stamp through Pexa, if I do not have access to stamping in my office The contract & transfer usually goes to our main office 200 ks away. I am sure one of your staff Theresa Ting walked me through a stamp duty  when we first registered with Pexa as I did not       have  access to stamping. An OSR Transaction ID was issued to continue.
