Hi Helen,   Thank you for the question.   PEXA is required to provide name title information on some of the documents available for lodgement. If you view the render of the Notice of Acquisition for example, you can see that this is included on that instrument.   We will pass on your feedback so that this can be considered to be removed as a requirement all instruments. Hi @JackCave ,   Thank you for you questions. Please find responses inline below.   - With auto-accepting settlement time changes, will this still generate a conversation? If so, is there any way to automatically mark it as read? Thanh: The normal conversations will still be generated in this scenario. We will pass this on as a potential update to consider to the team.   - With viewing transfers that are in preparation, will this resolve the issue around mortgages not being able to be signed/having to be recreated once the transfer is ready? Hi @kennedsh,   Following this Release, the Change of Name can no longer be lodged as Temporary COVID-19 BCP instrument.   NSWLRS require that the Change of Name (of a Proprietor on Title) is lodged by a subscriber that represents the Proprietor on Title requiring the registration.   Regards, Thanh ... Hi @kennedsh, These documents will remain in Other Documents and replace respective Temporary COVID-19 Residuals. What this means is that instead of just an attachment of the Dealing and an Affirmation Statement, NSWLRS can now collect the information for the registration they require within the lodgement including any specific attachments. Hi @cstewart,   In accordance with rules set by Land Use Victoria, the Transmission document is a single counterpart document, meaning that all Legal Personal Representatives are required to be represented by the same Participant. With regards to the eligibility for exemption from electronic lodgement, unfortunately PEXA is not in the position to advise. Hi @cstewart, the Transmission application by trustee of Bankrupt is still not yet available. We are still working with the Victorian Land Registry but can confirm that it will be part of the Residual Documents (refer: https://community.pexa.com.au/t5/Help-Centre/Residual-Documents/ba-p/14746). The first document for VIC as part of this is now available. We cannot yet confirm when the Transmission application by trustee of Bankrupt will be available as part of this but let you know once we able together with the VIC Land Registry. Regards, Thanh ... Hi @MCOLAW ,   Where a NSW Transmission have been setup in the same workspace as a Transfer, it will be lodged together with the Transfer at the time of settlement.   If you require that the Transmission is registered prior to the Transfer, you can create and lodge the NSW Transmission in a separate workspace. Upon successful registration of the Transmission, you can then create the workspace for the Transfer - or if it was already created, perform a Registration Information Re-supply in order to obtain the updated Proprietors and Tenancy Structure.   Regards, Thanh ... Hi @carmelbarrett4557, Currently, PEXA does not support lodging a Transmission in combination with a Transfer. In such cases, you would need to lodge and register the Transmission first, and then lodge a Transfer via a separate Workspace.  We are currently reviewing this functionality for further enhancement and will let you know once lodgement of a Transmission in combination with a Transfer in a single workspace is possible. Hi @helenj,   I apologise for the late response on this. Currently, when a Mortgage is selected in a Discharge of Mortgage instrument, it looks for all the title in the workspace has that Dealing Number and applies it to the discharge.   We will   review this for a potential future enhancement to the Discharge, however there is a workaround that may work for you right now: * Only add CT1 (the one with M1) in the workspace. * Create a Discharge of Mortgage for M1 (the Discharge will only list CT1) *   Add CT2 into the workspace. ... Hi @simondunn,   The Transmission Direct to Beneficiary—NSW instrument will allow you to transmit the property directly from a Deceased Proprietor directly to the beneficiary.   If the Executors are already registered on title, a Transfer can be lodged to transfer the property to the beneficiary.   Regards, Thanh ... Hi @WMBCAT,   This can be done by lodging a Transfer. In Victoria, this means that all proprietors of land must be represented. Hi @Clarkee,   You are correct that this is in relation to the CoRD Consent. In the scenario where there is a MoT who is not Discharging their mortgage (and is the CoRD holder) needs to consent to a Transmission on PEXA, they will need to be invited into the workspace to load a third party consent.   For option 2, a standalone CoRD consent prior to lodgement is available for paper registry instruments only.   Hope this helps to clarify.   Regards, Thanh ... Hi Cathy,   For the lodgement of a Survivorship to the LTO in PEXA, it was agreed with both Land Use Victoria and SRO Victoria that a Notice of Acquisition is not required. As such, no NOA is generated in PEXA with a Survivorship.   It is worth noting that sending a NOA to Councils/Water Authorities still needs to occur as the PEXA NOA is solely for the SRO purposes and is not sent on to Council or Water Authorities. We are working with the industry to develop additional solutions to this, but at the moment this is still a required step outside of PEXA. ... View more

Hi Emma,   Thank you for your feedback. Regarding your first item, although other parties are unable to see the same render of the Survivorship, they can expand the instrument on the Documents page that will provide them with a few key information including:  Title Reference, the names of Deceased Proprietor(s) and the Surviving Tenant(s). Would this be useful for those other parties? Example screenshot below.     On the second feedback item, in Victoria we have received a number of requests from members wishing to add this type purely for the purpose of uploading and sharing with other participants in the workspace.
