Hi David,   Great question - PEXA provides a Trust Account Authorisation Record which you can print and retain for trust account reconciliation and audit purposes. Within the authorisation record is a receiving account number and BSB. To access the information within your workspace please complete the following steps:   1. View the relevant Workspace. 2. Go to the Settlement screen. 3. Click on the Source Funds tab. 4. On the relevant source line, click the Action Cog and View Authorisation Record.   You can then print/view the page as required. Hi @Robyn1    At this time workspaces settling on different days can't be linked. With the functionality presently in PEXA the method you have outlined is the way to go (the sale workspace disbursing to your trust account, then created as a source line in the purchase workspace).   The settlement functionality in PEXA is always being enhanced however, things like simultaneous linked workspaces without funds flow was a recent addition for example - if there are any changes in the future which enable the scenario you're looking to complete, I'll be sure to get back to you and let you know!   Best regards,   Josh ... Hi @mcronin    Yes - the scenario you have outlined can be lodged in PEXA. The normal setup would apply (this is where it can get a little confusing), in your example party B (the beneficiary) would be created as an "Incoming Proprietor" party and would have the beneficiary capacity, the share that belongs to party D would be affected in the document. Hi @rebecca4464,   This is quite a tricky question to answer because there are number of potential causes of this error - that said - I believe you're on the right track as to what may be causing the issue. If you've signed on that computer before with your own digital certificate (also provided the certificate isn't expired), the problem maybe related to your colleagues certificate being cached in the computers "certificate store" resulting in their certificate taking precedence over yours during the digital signing process. The certificate store can be cleared, which hopefully will rectify the issue, however I would recommend contacting our friendly member support team for assistance in doing so. Hi @LOUIMAC,   If the paper discharge was never lodged and registered at the titles office then it would still be on title currently. In NSW, paper discharges of mortgage can no longer be lodged as a standalone document (over the counter).   My thinking would be to go with the latter suggestion in your post - invite ANZ into your transfer workspace as Mortgagee on Title, they would then create the discharge of mortgage themselves (in addition to the consent document) and you would create the transfer. Once they are in your workspace, you could also send them a conversation to clarify if there are any other documents they require in order to provide the discharge of mortgage in PEXA (I.E they need the paper discharge uploaded/sent to them).   I hope this helps, please let me know if you require any further clarification. ... Hi @smartel,   Plans of subdivision are lodged directly with the Land Registry in the relevant state - in relation to the tenancy structure following the subdivision (once the new titles are issued) this will be determined by the surveyor and the registry, PEXA will not be able to clarify what the resulting tenancy can/will look like.   If a transfer is to occur following the new titles being issued it is possible in PEXA to define the required share values within the transfer document. Hi @Allens1,   You will not be able to withdraw from a workspace if you (Allens) own any documents or financial line items in the workspace - these will need to be deleted or removed prior to withdrawal. Hi @Roxannekatchel    We can't guarantee same day registration on Lease documents (with or without financial settlement) - it depends entirely on the interests on the affected title and whether or not the lease will require manual review at the registry end before registration is complete (this logic applies the the majority of documents lodged in PEXA).   What we can say for sure is that once the document(s) have been lodged, you will be able to obtain a dealing number for the documents, visible in your PEXA workspace. You can take these dealing numbers and contact the Land Registry directly to follow up of the progress of the relevant dealings if applicable.   I hope this helps, please let me know if you require any further information or clarification.   Best regards ... Hi @lathan_thurpu,   The (1) beside a participant in the Financial settlement schedule indicates that participant is yet to sign off the financial settlement.
