Do Notice of aquisitions not aiutomatically go to the council and water on pexa and if so what have i done wrong for this not to happen. In this case I downloaded the form off pexa and emailed direct to council and water. Please help I am sure this has to be simple. ... View more

I have just sent an invite through Pexa for an incoming purchasers solicitor. In the note I have inserted  the name of the Purchasers soliciotrs client so he would have a reference. He might not necesarily know who my client is. Also I mentioned the name of the real estate agency and contact person for that agency. This would give the solicitor another reference point to chase the contract if he is not as yet aware of it happening. I guess it is all about optimum communication channels. ... View more

I was looking at my dashboard the other day . I usually have it open when I am working. I noticed that the parties names on my husband and wife matter had two inconsistently spelt surnames. A completely digital conveyancing space is going to mean that things that change will effect other things that we did not know or anticipate they were going to effect. It will be kinda like eating ice cream for the first time and not realising when you take a bite first of all how nice it  tastes but secondly that your two front teeth are going to hurt. Then after a time you work out ways to eat ice cream so that you protect those front teeth.   I work at home on a lap top and have very little physical interaction with anyone apart from phone calls. Emails are not physical interactions. I sometimes go out to the bakery just so that I can have a physical person to talk to and then go back home again.  One thing that does concern me is that when people sign important legal documents they would have in the really old days a grey haired fellow across the desk from them who had been around and seen some disasters. Wise sage advice followed hopefully before people entered important transactions. Digital signing removes this . ... View more

As a new Pexa subscriber I am wondering what happens when you start collecting a number of titles that you have ect control over .   The thing that I am doing is keeping a folder of the ones I have control over . I am not sure if this is a good practice. What are other people out there doing with this?   The other issue relates to after you settle a conveyance on pexa where your client receives a clear title. You will need to do a post settlement search of title to verify that the property was put into your clients name . Because if you don't and cannot produce that the client is going to want to know where their title is. We have not settled many on Pexa-about 4 - and I recently just searched the title post settlement on info track to get the register search statement and sent that out to the client with an explanation of how e CT's work. Does anyone else have a procedure or standard letter that they send that I can have a look at. When you have a paper title you will get that back after you lodge and then give the client the choice to hold it themselves or otherwise but with ect there a re a few more considerations. I am new and this probably sounds a silly question but if i settle a transaction without pexa with a standard paper title can i lodge for registration  the transfer with pexa and therefore avoid having to go into the titles office. If this is so can I also do the same with a release. ... View more
