Thanks for the note Jennifer   We added additional staff to the team in November and a further group are in the process of being on-boarded to increase staff numbers. T hey are based in Sydney so does not help the Vic employment situation unfortunately. A service level update for our valued business partners:   CBA Retail Discharges is currently experiencing high volumes, please allow 15 business days for a Full Discharge Request and 21 business days for Partial Discharge Request, from the date the Discharge Authority is sent.  To assist us during this time we ask that you ensure the Discharge Authority is sent as earliest as possible and uploading to PEXA would be extremely helpful. The run up to the end of the year is always an extremely busy period. We are focussed on getting as many people in (an out) of their homes in the lead up to Christmas as possible to meet their contract obligations. As it stands, the 16th, 17th & 18th of December already have double the number of settlements of an average day. We will work hard to make sure all these transactions settle on time. To make this happen we ask for your support in ensuring that your workspace is prepared as early as possible. Two critical components of this are ensuring the Transfer is created immediately if you have not already done so, and entering total funds required as early as possible. If your workspace has the Enhanced FSS activated, you’ll be agreeing funds due for settlement and selecting ready for shortfall or surplus.   This will allow us to prepare as many settlements as possible prior to the settlement date. Additionally, if there is any settlement scheduled for these dates that is unlikely to be ready, we ask that you consider changing the settlement date. Your support and patience is greatly appreciated. Update: There were 11 individual workspaces using a Bankwest Trust Account that did not settle yesterday that have had payments rolled back. Hi @Ashlee    There is some information on this scenario in the Guidance Notes for VOI:   https://www.arnecc.gov.au/__data/assets/pdf_file/0011/698798/MPR-Guidance-Note2-Verification-of-Identity-Updated.pdf   section 5.6 talk about Previous Verification of Identity. Please do not take this as a condescending comment or an excuse for the telephone manner you described. Most large banks are getting thousands of conversations daily.    The conversation function in PEXA is not an instant messaging or chat function that is monitored in real-time. Hence the guideline response times of " Within 4 business hours after receiving notification, if settlement is in 2 business days or less." Given the volume of transactions being processed, sending a conversation within 2 hours of settlement is, for most banks, going to be largely ineffectual from an escalation viewpoint. Similarly, any follow-up conversations closer to settlement are not going to improve the priority of the transaction being reviewed.   The telephone support line you contacted was exactly the right approach for this 'day of settlement' issue and escalation, which appears to stem from a human failure in the process to sign the FSS but not the document. ... When you create your workspace the title/s will be validated to ensure they are eligible for electronic lodgement. You will enter the CAC as part of the process and the paper CT's will be converted to eCT as part of the transaction. There is nothing special you need to do. ... View more

I will preface this post by telling you that I get to see a lot of conversations in PEXA workspaces. The vast majority are straight forward and professional.   Since PEXA was formed we have all had a lot to learn, and let's face it, things don't always go as smooth as we would like. I remember back in the world of paper settlements that things sometimes turned pear shaped too. PEXA was never going to be the panacea for settlement problems. Certainly many issues involved with paper have been removed but the process still relies on everyone playing their part.   Settlements remain one of the most stressful events people can undertake, and as stakeholders in the settlement process we all face that stress from different angles every day.   There is one thing I hope we can all agree upon, and that is the fact that nobody involved in any part of the process is deliberately trying to sabotage, delay or miss a settlement. If we can agree this point then hopefully we can agree that the language used in the conversation function in PEXA should always be of a professional manner that reflects respect for everyone else in a workspace, not derogatory or accusatory.    We all want the same thing: a successful settlement. For the third time in the last 6 months, this morning I had the pleasure of joining a group of practitioners for breakfast in Bunbury, WA.  (175km south of Perth) This was great for me because I am a Bunbury local and it meant I got to have a sleep in rather than go to Perth!   It is fantastic to see the passion that everyone has and the ownership they are taking of their industry, sharing best practice behaviours and supporting each other to deliver fantastic outcomes for their customers.   Thanks to @Leisa for organising everything and @RyanC from PEXA for making the trip to be there. That sounds perfectly reasonable in that context. Thanks for the update and teaching me something! From a fee perspective I would say it is 2x the transfer fee of $112.64. Given the unique purchasers of each CT (and potential for multiple practitioners and incoming mortgagee's as well), I would prefer to see this one done as two workspaces but linked for settlement. This would maintain relationship of the transactions whilst maintaining purchaser independence and more straight forward FSS. (Happy to be challenged and proven wrong though!) ... View more
