Thanks for reaching out @pearlhunter  Yes, I can look into what is happening for this customer to make sure we can settle tomorrow.   We have been making really strong progress in our process where CBA are the discharging bank, and are now having over 50% of customer discharges fully signed and ready the day before settlement.  The run to the end of financial year always proves to be a very busy time, and although resourcing has been improved there is still some pressure on parts of the process due to the volume of customer requests. I can see how delayed readiness is frustrating for you however I will say that there is absolute regard for the personal effect on people, with the teams doing everything they can to ensure customers settle when they need to.   Regards   ... Hi @MichaelFox  As you are acting in the role of Proprietor on Title and it is a clear title, once a document has been created in the workspace you can create a   nomination   to the PEXA lodgement case and answer "Yes" to the question: Is the title currently paper? Yes, this is still the case. If you have an active workspace, invite CBA as mortgagee on title and upload a copy of the paper discharge to the workspace for reference. If there is no existing workspace and you just need the discharge registered, please email a copy of the paper discharge to cbadischarges@cba.com.au. Thanks for taking the time to join the Community to share your experience. This sounds to be an extremely frustrating and disappointing result, and I apologies for the stress this is no doubt still causing.   I am concerned that 'volume' has been used as an excuse for the delays faced. Hi Cate   We aim to respond within the standard guidelines which are  - Within 8 business hours after receiving the notification, or within 4 business hours after receiving notification, if settlement is in 2 business days or less. We are currently meeting these timeframes ~90% of the time where CBA are Incoming Mortgagee and ~55% of the time when CBA are Mortgagee on Title. Thanks for posting @pearlhunter  Our invitation response times are improving but are still well outside guidelines and I apologies for that.   Based on feedback from a recent Member Advisory meeting in NSW, we have added 12 staff to support filtering the Discharge Authority forms to identify Partial Discharges and Commercial Discharges earlier. Hi @pearlhunter  and @MBM  Thanks for sending your invitations early, providing plenty of time to settlement. Apologies for the delays you are facing. We are currently operating outside invitation acceptance guidelines because we are processing our discharges work based on settlement date.   Invitations are currently being accepted 4 days prior to settlement.   This position will improve over the coming weeks as we have more resources focussed in this area. With the increasing volume of PEXA transactions we continue to review our processes to ensure we can meet demand. We are investing in technology to increase the efficiency of some tasks, including accepting invitations and entering payout figures to workspaces, the benefits of which will begin to flow through in the coming weeks. As we have done over the last 12 months, we also continue to invest in our people, mobilising additional resources including bringing on more team members. These improvements are aimed at being ready earlier by having the settlement date/time accepted and the documents created at least the day prior to settlement, which aligns to some of the key items spoken about above. Hi @MaraP  The 40 days isn't strictly correct.  Whilst we have files that have been waiting for up to 40 days, all of these have longer settlements dates. Given our current position we are actioning requests based on settlement date, with the majority of requests being completed 4 days prior to settlement, this includes accepting the invitation. This is a fairly big change when everyone is used to getting told a turn around time but necessary to ensure we hit the contracted dates. This position will continue to improve as we have more staff coming out of training next week to support, plus further automation for payout figures going live next week.   If I can ask one thing, it would be to get at least 10 days notice when getting invited to settlement. I don't disagree with you @JulesM , we should definitely be ready without the need for prompting. Furthermore, conversation should almost never be required on anything.   When it comes to signing the Consent, we are restricted in timing. In case you were not aware, if the lodgement verification has not been completed then the MOT cannot sign the consent. This was probably the case earlier today and why it wasn't signed. Thanks for reaching out @SArmes  I'm sorry for the experience you have encountered on the phone.   We currently have a backlog of invitations that we are working through and some acceptances are delayed as you have experienced. Work is being prioritised by both settlement date and the date of invitation being received. As long as the invitation (and discharge authority) are received with at least 10 days to settlement, the requested settlement date is being met. Invitations received with less than 10 days to settlement are at risk of not being ready, although every effort is still being made to hit the contracted settlement date.   If you would like to private message or email me the CT details, I can track the invitation for you.   Thanks Dave ...
