We have a Victorian refinance settlement to arrange. PEXA Qualifier shows that for Mortgagee on Title of Victoria Teachers Credit Union Limited, we are to invite Bank First. However, When searching for Bank First in a Subscriber Search, we are given the following message: The selected Subscriber has indicated that they do not wish to receive invitations to join workspaces at this time.   Can anyone advise who or how we are to invite as mortgagee on title?   thanks ... I am getting constant 403 errors when trying to log in.  I have cleared cache etc.  still no luck.  Using Chrome but have also tried IE with same result.   Have been able to push through it with a few attempts until today. Now cannot get in at all.   Any suggestions? ... View more

Hi @Marisa    I believe it works exactly the same as it would have on paper. If the caveat is absolute, or restricts the registration of any of the settlement documents, then the caveator will need to be in the workspace to provide their consent. If the caveat would not prevent your transactions in paper, then it should not prevent a PEXA settlement either.    Interested to hear the thoughts of others.   ... View more

Hi @tania1    Probably not a question for PEXA, more like Land Registry. I know there are ways of keeping your name off electoral roles and alike, for people who have taken out restraining orders etc.. Perhaps there is a something similar for Proprietors on Title. If they are just seeking to keep their ownership private, as opposed to specific danger in identification, then I doubt there is a way though.   It is an interesting question, and one I would be interested in hearing from others on.     ... If the Title is unencumbered then you can create the workspace as Incoming Mortgagee. No need for a role for Proprietor on Title in the workspace.   Exactly the same as if an FI was lodging a mortgage, they are effectively the Consentor.   ... View more

You won't be able to lodge the paper discharges at NSW LRS unless they are dated prior to mandating for lodgements. Not sure of that date but it was a few years ago now.   If the paper discharges are aged then you will need to lodge physically as I doubt CBA will entertain re-discharging via PEXA now.   ...
