Simultaneous Linked Settlement

Hi, we have a need to financially link 5 workspaces (different properties) where the initial workspace that funds are to be paid into is a withdrawal of caveat (repayment of a mortgage protected by caveat on the sale of that property) with a linked discharge of mortgage and three other workspaces that are also a withdrawal of caveat.  There is no option in the destinations of the main workspace (WOC) to link to the other workspaces, is there a workaround for this at all?  They all have to settle simultaneously as the repayment of the mortgage on workspace 1 also discharges all of the other securities.   ... BUMP   Interested in a PEXA answer here.   I was also of the understanding that Conversations would prevent auto-archiving after 120 days. Is that incorrect? Do we need to create/remove or sign a document to keep the workspace active?   ... View more

Hi Victoria,   You are correct.   We have a known issue at present in the Financial Settlement schedule for handling of disbursements requiring associated subscribers for Transfer by Mortgagee dealings.    This issue will be rectified early in 2019.    For now, the only work around is as follows.   Navigate to the Workspace Settings screen Select to Add Role Add role - Proprietor on Title.   There is no requirement to act in this role, only that the role exists in the workspace.    Once the role is created, the Financial Settlement Schedule will enable Third Party Disbursements and selection of the associated subscriber.    Please do let me know how you get on.   Please contact me @GeorgePolus at any time.    Regards, George ... This is what I am answered by SRO on 12 September 2018. "Unfortunately the only payment option for payment of a clearance certificate is via cheque. This includes all electronic property settlement through PEXA. The State Revenue Office are aware of the inconvenience it may cause. It has been considered and as a result, we are working with PEXA on the implementation of EFT payment options. However, we are unable to provide any further information as to when this will become available.  It is important that all clearance certificates are paid via appropriate method. If payment is made electronically, it can create the risk of the payment not allocating correctly and potentially leaving the land tax liability outstanding on the relevant property."
