On Wednesday of last week, I had the pleasure of catching up with the lovely Maria Mignone of Adcocks Conveyancing.
Over a coffee we discussed all things conveyancing in SA, where I learned that she has been a Conveyancer for almost 30 years and has been in the industry since 18 years of age! What a fantastic achievement. She is an absolute wealth of knowledge.
Maria mentioned that e-Conveyancing was something that had been discussed back in the late 80’s early 90’s but it was only eight years ago that PEXA came into play and began to introduce the first e-Conveyancing platform. She advised that the way it was portrayed originally made it seem scary, as change often is, and she was instantly off put.
Not so long ago, Maria considered retirement as she did not want to contemplate the idea of e-Conveyancing being mandated. She had no interest in learning to complete her day-to-day duties in a different way, no matter what the benefits were. However, after discussions with her colleague Kathy Stolinski (Director/Registered Conveyancer, Adcocks Conveyancing) and other industry leaders about their thoughts and experiences she was encouraged to just give it a go.
She had her reservations and began with tentative steps, but now she is using PEXA regularly, she has totally embraced it. Maria was pleasantly surprised how simple it was. She loves the ease of the system and the time she saves, especially since her office no longer needs to waste time lining up at the LTO Settlements room.
Maria’s message to her peers who have yet to embrace e-Conveyancing is: “Get practising. Iron out the kinks internally now while you have time. You won’t look back!”

I had the pleasure of graduating Roger Scott of Conveyancing Centre from the PEXA Certified program this week.
Roger was involved in the FIRST EVER SA transfer settlement, has been a leader in e-Conveyancing and a great supporter of ours since. He was happy that he could finally prove his PEXA qualification with his new trophy!

I’d like to give a shout out to this amazing lady, Michelle Lihou from @goolwaconveyancing! Such a strong, positive woman and an absolute inspiration.
On Thursday afternoon we caught up for lunch to celebrate her efforts over the past few months at the lovely Hector’s Café on the wharf at Goolwa. We got very lucky with perfect weather.

I met with Sandy Rollison from Sandy.K Conveyancing and discussed how she saw the transition to digital settlements and what value she derives out of PEXA Direct.
Congratulations on making the move to take your business online. How did you find the experience?
My experience with PEXA was fantastic! It is a simple, user friendly, straightforward system that easily guides you through the process. I loved that when I went home on Friday night, I knew I was ready and organised for settlement after the long weekend.
How does going digital compare with the paper-based way of settling property transactions?
The fact I can sit at my office (or anywhere for that matter) and control and monitor settlement is brilliant! I don’t have to consider additional costs with attending settlement, nor be worried about last minute panics! No parking, no traffic, no weather to worry about! I made myself a coffee, sat back and waited for it (settlement) to happen!
What’s the feedback from your team using the system? Is it user-friendly?
Very user friendly! Nothing difficult about using PEXA. Help is easily and readily available – nothing is too difficult! It is a pleasure to deal with PEXA Direct – their commitment to the systems success shines through!
Have you had any feedback from clients after transacting online?
My client (vendor) was very impressed with the speed at which the sale proceeds were accessible and visible – and obviously available!
The three main wealth classes are cash, shares and property. Consumers have had internet banking and shares trading solutions for a while now. What needs to change from now to take paper out of the equation for property transactions?
For me…nothing. I have established my new business based on the fact that the industry is going to transition fully to e-Conveyancing. It is my intention to settle as much as I can via PEXA. This is the reason I entered the industry! Bring it on!
How can e-conveyancing help grow your business to be more competitive?
E-conveyancing brings time saving – improved efficiency – greater time to build new business
reduces costs – less reliance on settlement clerks and admin staff easy to communicate and ensure you are up to date – rather than spending time on the phone on hold, risk management for clients, improved settlement times, errors can be corrected, and settlement rebooked same day.
South Australia boasts one of the best representations on participation in e-conveyancing. If you could reach out to firms who haven’t yet looked to e-conveyancing, what advice would you offer?
The ease at which you can transact will impress you, be sure to understand the benefits to you and your clients, reduces stress and pressure on settlement day, extremely time efficient.

As practitioners, we need to embrace technology in our businesses. Technology can be feared by some but brings great benefit. The true benefits and cost savings will come when this system is fully embraced.

This week marks my third week with the business as a PEXA Direct Specialist and WOW, it certainly is a wonderful company to be a part of! From an outsider’s view, working for a national mortgage services law firm, I knew electronic conveyancing was the way of the future but since starting with PEXA it has become much clearer just how necessary and exciting it is for the entire legal and financial industries. My last week was spent in Melbourne at the PEXA Head Office, training, shadowing staff and basically learning the ropes. I was absolutely blown away by the knowledge, enthusiasm and positivity of each person that I met. I can’t thank everyone enough for all they taught me, I know it will be invaluable going forward. This week the AIC welcomed me on their Women’s Retreat. It was such a privilege to spend a day with such an amazing group of women. We heard from inspirational speakers, we hiked, we attended a cooking class, we ate but mainly, we had fun and shared our wealth of knowledge from across the generations. Special shout out to my buddy Stella Sinanis who welcomed me from the get go and partnered up with me during the activities. It was a pleasure to meet such an incredible group of women and look forward to working closely with them in the future. Thanks again to Rebecca Hayes from the AICSA for taking me under her wing and allowing me the opportunity to attend and learn from a proud and powerful group of professionals. This week I’ll be seeking to introduce myself to as many eager and enthusiastic South Australian practitioners as I can.
